Santa Rita Ranch — Corona de Tucson, AZ
Santa Rita Ranch is a master-planned subdivision of roughly 1,100 homes in Corona de Tucson, on the southeast edge of the Tucson metro, laid out east of the Houghton Road and Sahuarita Road intersection in the foothills of the Santa Rita Mountains. It was developed by The Stanley Group, the firm behind much of Corona de Tucson's growth, which also built the adjoining Santa Rita Golf Club — an 18-hole Red Lawrence course that opened in 1976 and has been closed since September 2011, so the fairways beside the subdivision are no longer in play. Homes have gone up in phases since the early 2000s and construction continues: Lennar is building the Santa Rita Ranch II and Santa Rita Ranch III neighborhoods and its Inspiration Collection here, so post-2020 production plans sit on cul-de-sacs beside two decades of resale inventory inside one subdivision. The stock is single- and two-story production housing behind stucco elevations in ranch and Spanish Revival styling, with resale floor plans running from about 1,000 to more than 2,300 square feet, current new plans reaching larger, garages up to four cars on some of the newer homes, and oversized homesites across part of the plan. Recreation here is park-based rather than club-based — there is no community pool — with a neighborhood park, a playground, a baseball field, a basketball court and a walking trail inside the community, and hiking, biking and camping in the Santa Rita Mountains and the Coronado National Forest to the south and east. Everyday retail sits at the Corona de Tucson commercial corner on Houghton Road, with a larger retail corridor west along Sahuarita Road toward Interstate 19 and Tucson's southeast-side shopping north on Houghton. Employment is mostly north and northwest: Davis-Monthan Air Force Base, the Raytheon/RTX plant beside Tucson International Airport, and the University of Arizona Tech Park at Rita Road are each roughly a 20- to 35-minute drive, Interstate 10 is reached north on Houghton Road, and downtown Tucson is about 25 miles northwest by road. Homes are served by the Vail Unified School District. Homes have historically traded from about $260,000 to $500,000. The association does not publish a community-wide assessment, so confirm current dues, what they cover, and the recorded CC&Rs on a specific parcel before writing an offer.
