What AI is used for here is drafting and structure — turning research and Kyle's answers into readable prose at a volume one agent could not otherwise sustain. What it is not used for is inventing facts. The numbers, program rules, dates and place details come from sources named on the page: MLS of Southern Arizona statistics, the Zillow Home Value Index, Redfin market reports, Pima County and municipal records, FEMA and the county floodplain maps, the National Weather Service, the Arizona Department of Housing, the Arizona Daily Star, and the agencies that actually run the programs described.

Dated figures are published with the date they were true, because a market number without an as-of date is a guess wearing a suit. Where a page reports a statistic, the source and the period are named next to it.

The photographs are not photographs
