Fifty Local Businesses Fit Into 1,198 Square Feet

A 1,198-square-foot marketplace opened at Oracle and Orange Grove with roughly 50 Tucson vendors. The shelf-rental model, the corner, and the numbers.

A flat illustration of a desert strip center at dusk — a low single-story row of six storefront bays with warm amber lit windows and dark awnings, two tall parking-lot light poles glowing on either side, faint stall striping across an empty foreground lot, saguaro silhouettes at the left and right edges, and layered purple mountain ridgelines behind the roofline under an amber-to-indigo sunset sky.

A marketplace that rents shelves instead of storefronts just landed on North Oracle Road. The arithmetic behind it explains the corner it picked and the tenants it can carry.

Fifty businesses now share one storefront on North Oracle Road, and the arithmetic is the story. The Peddlers Passage — an indoor marketplace for local makers, vintage sellers and small brands — opened this month at 6429 N. Oracle Road, on the northwest corner of Oracle and Orange Grove roads. Its lease covers 1,198 square feet. KOLD reported roughly 50 vendors inside on July 27. That is about 24 square feet per vendor with the aisles and the checkout counter still to come out of it, which tells you immediately what is being rented here: a display shelf or a small booth, not a store.

What Does the Peddlers Passage Actually Rent?

Vendor space runs from a single display shelf up to a small booth, and the floor is stocked with handcrafted products, vintage finds and apothecary goods. That range is the whole proposition. A maker who wants a physical shelf in a retail corridor has generally had two choices: a weekend booth at a market that packs up Sunday night, or a full in-line lease with a multi-year term, a build-out and a utility bill. The shelf sits between them — a fixed address with posted hours a customer can plan around, without anyone signing for all 1,198 feet. What a shelf costs is not published anywhere public; the shop handles vendor inquiries directly, so that number comes from asking.

The Corner It Picked

Orange Grove Village is an 18,788-square-foot strip center, and its existing roster leans heavily toward food and service: The Parish Gastro Pub, Oracle Sushi, Golden Dragon, Hungry Fox, Salad Nation, Tacos del Rancho, Warehouse Vitamins. Dropping a browsing-format retailer into a center where most trips are lunch or dinner means borrowing traffic that has already parked. The road math backs it up. Oracle Road is the arterial connecting downtown Tucson to the northwest side and carries more than 50,000 vehicles a day past this point, per the center's own leasing listing, while Orange Grove Road runs four lanes west toward I-10 and east toward Skyline Boulevard.

  • The Space (1,198 sq ft, ~50 vendors, Shelves to small booths): A single leased suite subdivided into shelf- and booth-scale spaces for handcrafted goods, vintage items and apothecary products.
  • The Center (Orange Grove Village, 18,788 sq ft, Food and service anchors): A strip center at the northwest corner of Oracle and Orange Grove whose tenants are mostly restaurants and service businesses, so midday and evening traffic is already there.
  • The Corridor (Oracle Road, 50,000+ vehicles/day, 85704): The north-south arterial from downtown to the northwest side, crossed here by a four-lane Orange Grove Road running west to I-10 and east toward Skyline Boulevard.

How a Deal Like This Gets Done

The lease itself is a small window into how independent retail enters a corridor. Craig Finfrock of Commercial Retail Advisors represented the landlord, S1K, LLC; the tenant represented itself. Small-format deals negotiated directly are the normal path for a first storefront, and they turn over faster than anchor space does — which is also why a suite this size can go from a spring lease signing to an open door by midsummer.

What It Means If You Are Shopping Nearby

The store sits in 85704, the Casas Adobes ZIP code. Redfin put the 85704 median sale price at $372,475 in May 2026 and reported a Casas Adobes average sale price near $365,000 in its most recent month, down roughly 11 percent year over year, with about 226 homes listed at a median asking price around $360,000. One retail lease does not move a median. But occupied storefronts are something buyers register on the drive home, and this intersection just filled another suite — with fifty small businesses behind the glass instead of one. None of this is investment advice.

Quick reference (July 30, 2026): The Peddlers Passage is an indoor marketplace at 6429 N. Oracle Road in Tucson, at the northwest corner of Oracle Road and Orange Grove Road, inside the Orange Grove Village center. It leases 1,198 square feet and hosts roughly 50 local vendors selling handcrafted goods, vintage items and apothecary products, with vendor space ranging from a single display shelf to a small booth. It opened in July 2026. Hours, vendor rosters and available space change — confirm current details with the shop before planning a visit or a booth.

The Takeaway

A 1,198-square-foot lease carrying fifty businesses behaves differently than the same suite carrying one. No single vendor's bad quarter empties the storefront, and a corridor can absorb fifty new small businesses without opening fifty new vacancies to fill. Whether you are shopping the corridor, sitting on a shelf's worth of inventory, or weighing a house a few streets off Oracle, that is the part of this opening worth filing away.
