About Carlos Terrace

Carlos Terrace is a small east-central Tucson neighborhood of detached houses of about 40 acres, bounded by East Glenn Street on the north, North Craycroft Road on the west and East Copper Street on the south, and a line on the east that follows no street. Most of it is the Carlos Terrace plat, which Pima County's plat layer dates to December 1956, and the Glenn-Lowell Addition of September 1960 adds the rest. The county roll carries 98 single-family parcels on the Carlos Terrace plat at a median of about 0.23 acre, all zoned R-1, and 16 duplex lots on the Glenn-Lowell Addition zoned R-2. No City-registered neighborhood association covers it, and it is in Ward 2. The county's annexation layer places all of it under a 1959 City of Tucson ordinance. Old Fort Lowell, a separate neighborhood, lies across Glenn Street to the north. The 9 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 1959, and they closed around a median of $415,000 and about $226 a square foot, on a median of 2,015 square feet; the average was about $421,400. Eight of the 9 closed between $300,000 and $500,000. The median listing went under contract in about 33 days and the record closed at 99 cents on the list dollar; four sold above their asking price and none took a price reduction. Over the same window two residential income properties closed inside the boundary as well; they are not part of these figures. These are closed sales, not homes currently for sale, and with 9 of them they are a reading of this record rather than a rule. On the FEMA flood map every point tested is in Zone X, and Pima County's regulated-wash layer carries no wash through it; a zone can still cross part of a lot, so confirm it for a specific address. The whole boundary lies inside the county's Davis-Monthan Air Force Base vicinity layer, and none of the base's noise control districts or accident potential zones reaches it. LiveBy's assigned schools are Tucson Unified's Whitmore Elementary, Magee Middle and Catalina High, and Pima County's attendance layer gives the same three at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Every one of the 116 official address points inside carries ZIP code 85712.
