About Carson Corner

Carson Corner is a square mile of 1970s houses on Tucson's east side with a new subdivision going in at the middle of it. The county record is unambiguous about what is happening on the parcel at the centre of it, and everything in this sentence comes from Pima County's own parcel and plat layers: an 18.14-acre parcel at 7777 East Stella Road, owned by KB Home Tucson Inc, rezoned to R-1 from the institutional RX-1 a school site carries, with a plat — Carson Corner, lots 1 through 99 with six common areas — recorded against it on 23 July 2026. Ninety-nine lots makes it the largest filing recorded inside this boundary since Pantano Heights' 123 in 1999. The 147 closings recorded inside this boundary over the last three years ran $110,000 to $393,900, and their median and their list median were the same number, $300,000, against a $293,706 average. The houses behind them were built between 1968 and 2023 to a median year of 1972, run 825 to 2,567 square feet with a 1,522-square-foot median, and traded at a $197.96 median price per square foot on a median 21.5 days on market against 23 cumulative, at a sale-to-list ratio of 1.00; 44 of the 147 closed above asking and 50 took a price reduction. Sorted into price bands, what separates them is size and not age: median living area climbs 1,084, 1,429, 1,654 and 1,907.5 square feet across the four populated bands while the median year built sits at 1972, 1971, 1972 and 1972 and the median price per square foot moves only from $195.80 to $207.01. The record has two tiers and they behave differently. 126 of the 147 closings were detached houses, closing at a $305,750 median on a 1,609-square-foot median and $192.72 a square foot; the other 21 were townhouses, closing at $236,000 on 959 square feet and $240.74 a square foot — so the less expensive tier trades at the higher rate per foot, about 25% higher, and a blended figure would describe neither. No condominium closed here in three years. What a buyer owns in the attached tier is worth reading the filing for rather than assuming: the county carries 308 parcels under its condominium and townhouse use code against 1,556 single-family, and the 1983 plat behind most of them is titled Ridgewood Condominiums, while every one of the 21 attached closings is filed in the MLS as a townhouse. What stood on the school parcel before is less firmly sourced, and this page attributes it rather than asserting it. Tucson Unified's own website returned an HTTP 520 error to every request made while this page was written, the Internet Archive holds no snapshot of the district's closed-schools page, and the federal school directory lists no open school of the name anywhere in Arizona — so what follows comes from two independent news reports and not from a district record. Both say the parcel held Carson Middle School, that it opened in September 1967, that it was named for Charles A. Carson, a former district administrator, that the district closed it in 2013, and that the buildings came down in 2026. Those same two reports disagree with each other on the site's acreage, on who sold it and on when model homes open, so none of those three is taken from either; the acreage above is the county's. The name is in the county record four separate ways and no source consulted says which one the boundary took it from: the four Carson Park plats recorded between 1969 and 1971, South Carson Avenue, the former middle school, and the 2026 plat itself — which cannot be the source, since the boundary record predates it by seven years. Unlike most of the square miles on this site, this one is not registered to a City of Tucson neighborhood association: three association polygons touch its edges — Dietz to the north, Groves Lincoln Park and Stella Mann to the south — and not one of twenty-five interior grid points falls inside any of them. The boundary is a complete PLSS section, and it is the first one on this site that the section layer itself proves rather than an area calculation implying. Pima County maps Section 29 of Township 14 South, Range 15 East as spanning -110.84096 to -110.82386 and 32.17734 to 32.19196, marked a complete fraction; the LiveBy ring these figures are aggregated over matches it on all four sides to five decimal places. A geodesic integration of that ring gives 646.07 acres, 1.0095 square miles, a block 1.0071 miles deep by 1.0051 wide on a 4.0206-mile perimeter. All four sides are arterial streets and all four check against Pima County's own centerlines within a few metres: East Golf Links Road on the north, out by 5.8 metres at the loosest, East Escalante Road on the south by 2.2, South Kolb Road on the west by 6.3 and South Pantano Road on the east by 7.2. The whole of it sits in the City of Tucson — all 1,912 parcels read Tucson on the county's jurisdiction field, with no exception — and all twenty-five interior grid points return council Ward 4, with Ward 2 touching the envelope and covering none of it. All 2,063 official county address points inside read ZIP 85730 and city Tucson, unanimously, across 53 street names, and 1,837 mapped building footprints lie wholly within the ring. The housing is one wave with a long tail. Twenty-seven recorded plats lie wholly inside carrying 2,105 lots between them, and Valley View East is more than half of that on its own: nine filings between January 1969 and November 1995 carrying 1,124 lots, of which No. 5's 344 in July 1971 is the largest single filing here. Rincon Vista came first, 28 lots in December 1964 and 55 more in April 1968, then Valley View East began, and Carson Park's four filings added 174 lots between November 1969 and April 1971, Marved Manor 79 in 1970, Valley View Heights 31 in 1971 and Essex Gardens East 44 in 1973. Sutton Place's 120 lots closed the 1970s in March 1978, Ridgewood Condominiums platted 171 units in January 1983, and then the pace drops to Pantano Heights' 123 lots in 1999, Acacia Grove's 9 that September, Kinnison Overlook's 46 in 2016 and Carson Corner's 99 in 2026. Six of the continuation filings carry a lot count one short of the inclusive range printed in their own titles — Carson Park (66-88) is counted at 22 and Valley View East (61-130) at 69 — and this page reports the county's count and the county's title without reconciling them. The census estimate over the same boundary counts 2,371 housing units, 1,428 owner-occupied, 809 renter-occupied and 134 vacant, and its year-built histogram sums to that figure exactly rather than approximately, which is not always true of these responses; 1,492 of those units, 62.9%, date from the 1970s, and the plat record is why. Zoning is mostly what is on the ground here, which is not true everywhere on this site. R-1 covers 1,352 parcels over 293.87 acres at a 0.1965-acre median lot, R-2 another 403 over 71.56 acres at 0.1149, R-3 86, and the office and commercial districts are small — 51 parcels zoned O-3, 14 C-1 and a single C-2 parcel. Five RX-1 parcels hold 32.27 acres between them and they are the institutional sites. School assignment splits at the middle of the square mile, and the line is South Prudence Road. Twenty-five point queries on Pima County's attendance-area layer return Erickson Elementary at the thirteen west of it and Ford Elementary at the twelve east, with Secrist Middle and Santa Rita High returned at all twenty-five; a bisection puts the change at longitude -110.832266, about three metres off the Prudence centerline, though the street itself stops roughly 190 metres short of Escalante Road, so the line follows its alignment rather than the pavement for the last stretch. LiveBy returns the same four as assigned. The two records agree on grade spans as well: the federal Common Core of Data directory gives Ford as prekindergarten through sixth grade, Erickson as prekindergarten through fifth, Secrist as sixth through eighth and Santa Rita as eighth through twelfth, and LiveBy gives the same four. None of the four stands inside the boundary; Ford stands about 300 metres past the east edge and Santa Rita about 200 metres off the south-east corner. One campus does stand inside, Sonoran Science Academy East at 7450 East Stella Road, a charter serving kindergarten through eighth grade on a 9.44-acre parcel; it is not an assigned school, and this site does not rate schools. Three named washes cross the square mile. Pima County's flood-control layers carry Kinnison Wash at a 75-foot setback in the 2,000-to-5,000-cubic-feet-per-second class, running soil cement over one reach and earthen over another, and Alamo Wash over two reaches at 25- and 50-foot setbacks, with Guillermo Wash and eight unnamed reaches besides; the county spells Kinnison two ways across its own two layers, Kinnison in the wash network and on the street and plat that carry the name, Kinneson in the major-wash layer. No park lies inside the boundary, and several sit just outside it. Measured from the nearest boundary edge, the City of Tucson's 37.5-acre Aviation Greenway is about 25 metres west across Kolb Road, Chuck Ford Lakeside Park's 49.8 acres about 172 metres east across Pantano, Escalante Park about 255 metres, Vista del Prado Park about 342, Lincoln Regional Park's 419.4 acres about 401 and Groves Park about 417; the nearest Chuck Huckelberry Loop access point is about 1,170 metres out. The mapped Davis-Monthan Air Force Base boundary is about 33 metres from the west edge, directly across Kolb Road, so the square mile sits against the base's eastern edge. Its noise control districts do not reach the square mile: the nearer of the two stops about 804 metres west of the boundary, and neither the accident potential zones nor the clear zones nor any avigation easement area touches it. The ground immediately east across Pantano Road is this site's Lakeside Park page, and the two boundaries share that edge vertex for vertex; the ground immediately north across Golf Links Road is the Dietz page.
