About Catalina Shadows
Catalina Shadows is a neighborhood of detached houses on the east side of the Town of Oro Valley, about 169 acres north of Palisades Road and west of Oracle Road, laid out in three Pima County subdivision plats recorded between 1987 and 1994 and annexed into Oro Valley in 1994. Its 61 Residential closings over the three years to October 2026 were all detached houses, built between 1993 and 2004 to a median year of 1995, and they closed between $257,000 and $750,000 around a median of $460,000 and an average of about $479,000; 59 of the 61 closed between $370,000 and $750,000. Because the houses were built within a few years of one another, size is what separates the prices: the 22 houses of 2,000 square feet or more closed at a $525,000 median and $234 a square foot, and the 39 smaller ones at $440,000 and $250 a square foot, so a larger house here costs more in total and less per foot. The median house took 12.5 days to go under contract and closed at 98% of its list price; 13 of the 61 closed over asking and 18 took a price reduction. The whole neighborhood is one Town of Oro Valley planned area development, zoned PAD on every one of its 460 county parcels, and its streets carry astronomical names — Andromeda, Cassiopeia, Ganymede, Triton, Pole Star. Big Wash, a regional wash carrying more than 10,000 cubic feet per second in the county's mapping, runs through the eastern side under a 250-foot setback, and the FEMA flood map puts that corridor in Zone AE while the rest of the ground is Zone X. The parcels whose centres fall in Zone AE are held by the Town of Oro Valley and the county flood control district rather than by homeowners, and a recorded homeowners association holds another 20.7 acres of common ground, but a flood zone follows the ground and not the parcel line, so check the specific lot against the flood map before an offer. Big Wash River Park, a Town of Oro Valley park, lies just outside the boundary, the Cañada del Oro River Park and Catalina State Park are each within about half a mile, and Oracle Road is about a third of a mile east. Every address is in ZIP 85737 with a Tucson mailing city, though the ground is inside Oro Valley town limits. Schools are Amphitheater Unified throughout: Painted Sky Elementary, Coronado K-8 and Ironwood Ridge High.
