About Eastside

Eastside is a one-square-mile neighborhood on Tucson's east side, inside the city limits in ZIP 85748, bounded by Broadway Boulevard on the north, 22nd Street on the south, Harrison Road on the west and Houghton Road on the east. It was built once and has not been rebuilt: the ground was platted between 1974 and 2008, almost every house on it went up between 1980 and 2006, and the lot under those houses is about a sixth of an acre whichever decade they came from — what changed across the eras is the size of the house on it and the price. Half the streets are governed by a subdivision association and half are not. All four edges are mapped arterials rather than approximations, and each was checked against Pima County's street-centerline layer before the copy named it: Broadway runs at latitude 32.220855 against a northern edge at 32.220871, 22nd Street at 32.206331 against a southern edge at 32.206329, Harrison Road at longitude -110.789747 against a western edge at -110.789760, and Houghton Road at -110.772712 against an eastern edge at the same figure. The mapped boundary is about 641 acres, a hair over a square mile, and the City of Tucson's own registered Eastside neighborhood-association polygon — on the City's register since April 7, 1998 — covers 639 acres of the same ground and matches every edge to within a few metres. The association's charter, on file with the City, says the same thing in words: Article I fixes the association’s area as “bounded by Broadway Boulevard on the north, 22nd Street on the south, Harrison Road on the west and Houghton Road on the east”, which is the boundary this page publishes, named by the people who live inside it. The plat record is a single generation rather than a century of them: 30 subdivision plats lie wholly inside the boundary and account for 1,676 lots, recorded from Harrison Heights in June 1974 to Montesa Plaza in August 2026, every one of them under City of Tucson jurisdiction, and no plat is clipped by the boundary. Macalester Park drew 142 lots in 1986, Hidden Vista 147 in 1995, Sonoran Heights II 123 in 1993, the three Harrison Pointe phases 198 between 1995 and 1996, the two Eastpoint Estates II filings 156 in 1986 and 1987, Serenata 98 in 2001, Sunset Cove 87 in 1989, Mesquite Trails 88 in 2000, Bristol Park 83 in 1988, and Richmond Place and Richmond Place II 102 between them in 1987 and 1988 — and those are the same names the association fees in the closed record are filed under. The last 166 closings are the whole record here rather than a sample of it, and every one of them is a detached single-family house: the property-type cut returns nothing at all for townhouses and nothing for condominiums, so there is no second market inside the polygon and the whole-record figures describe the houses. They were built to a median year of 1994 across a 1980-to-2021 range, with living areas from about 1,026 to 3,004 square feet and a median near 1,747, on lots of 0.02 to 0.40 acre with a 0.16-acre median. What the eras did to the ground is unusual: the lot holds at about a sixth of an acre in every decade while the house on it grows and the price with it. The 65 closings of the 1980s ran a $335,000 median on 1,594 square feet and 0.16 acre; the 74 of the 1990s a $383,250 median on 1,891 square feet and 0.16 acre; the 26 of the 2000s a $410,000 median on 2,002 square feet and 0.15 acre. Exactly one house in the record was built after 2006, in 2021, and the county plat record agrees that the neighborhood is built out: the last plat recording more than four lots inside it is Red Colt Ranch in 2008. One hundred and thirty-one of the 166 closings record a two-car garage and 28 record three or more, five record none, and bedrooms run two to five with a median of three. Association dues are a question for the subdivision and the parcel rather than for the neighborhood, and the record splits down the middle: 83 of the 166 closings carry an association fee and 83 carry none, and across the 78 that record both a fee and its term the dues run from about $15 a year to about $4,800, with a median near $176 — though a blank fee field is not itself proof that no association governs the parcel. The neighborhood sits entirely in one City of Tucson council ward, Ward 2, on every parcel centroid. Of the 1,768 parcels wholly inside the boundary, Pima County lists 1,226 as R-1, 172 as R-3, 137 as R-2, 109 as O-3, 51 as C-2, 50 as C-1, 19 as SR and four as RX-2, every one of them under City of Tucson jurisdiction, with a median parcel of about 0.165 acre. The denser and the office zones are not what their letters suggest: joining each closing to its containing parcel puts 122 of the 166 on R-1 ground at a $359,900 median, 20 on R-3 at $386,594 and 11 on R-2 at $410,000, with the R-3 and R-2 medians above the R-1 one rather than below it, so the zoning line is not a price line and none of the three is apartment ground here. The commercially zoned parcels sit on the Houghton Road, 22nd Street and Harrison Road frontages, which is where the neighborhood's everyday retail is. Case Natural Resource Park lies wholly inside the neighborhood at 9851 East Kenyon Drive — 53 acres the City of Tucson classes as a metro natural resource park, open sunrise to sunset, with a walking path the county trail layer measures at about 2,350 feet, plus a playground, a ramada, picnic tables, grills, bicycle racks, a drinking fountain and a hummingbird and butterfly sanctuary. A further 1,160 feet of open hard-surfaced path runs inside the boundary along the Old Spanish Trail Greenway. Este Wash crosses the ground diagonally from the southeast corner to Broadway, in Pima County's regulated network of washes carrying more than 2,000 cubic feet per second, between natural earthen banks on the reach inside the neighborhood and in soil cement north of Broadway. Measured along Broadway from the northwest corner, Camino Seco is a mile west, Kolb Road three, the Park Place mall parcel about four and a half and downtown Tucson about ten and a half; Davis-Monthan Air Force Base is about three miles from the neighborhood's nearest corner, and Houghton Road runs south from the eastern edge to its Interstate 10 interchange, about ten miles. Homes are in the Tucson Unified School District, with Gale Elementary, Gridley Middle and Sahuaro High returned as the assigned schools; Gale's attendance area covers the whole boundary and Gridley Middle stands about 110 metres west of the western edge, and attendance is still worth confirming by address. The $300,000 to $475,000 band this page publishes covers 139 of the 166 closings rather than the outer edge of the record: 12 came in under $300,000, the lowest at $250,000, and 15 cleared $475,000, the highest at $600,000. The average closed price is near $379,000 and the median $363,250, and the two sit close together because the record has one tier rather than two.
