About El Conquistador Resort Patio

El Conquistador Resort Patio is a neighborhood of attached patio homes on the east side of Oracle Road in the Town of Oro Valley, about 80 acres on the south-west edge of La Reserve, laid out in four Town of Oro Valley subdivision plats recorded in 1982, 1983 and 1993 under the name El Conquistador Resort Patio Homes. Of its 30 Residential closings over the three years to October 2026, 29 were patio homes, which the MLS records as townhouses: built between 1983 and 1994 to a median year of 1986, they closed between $400,000 and $715,000 around a median of $500,000 and about $316 a square foot, on a median of 1,646 square feet. The 30th was a detached house, and it is left out of the patio-home figures below. Among the patio homes the plat is the finding. The first plat, recorded in May 1982 for lots 1 to 95, carried 13 of the sales at a $547,000 median and about $322 a square foot; the two plats recorded in July 1983 for lots 96 to 193 carried 14 at a $475,000 median and about $305 a square foot, on homes about 110 square feet smaller at the median; and the 1993 plat for lots 232 to 245, along Ridge Shadow Place, carried the other two. So the older plat is not the cheaper one here: the 1982 homes are a little larger and sell for more per foot. The median patio home took 11.5 days on the market; three of the 29 closed over asking and five took a price reduction. The streets inside are Camino Corrida, Camino Diestro, Plaza de Corrida, Ridge Shadow Place and El Conquistador Way, and every county parcel inside is zoned R-4R, the Town's Resort District. The El Conquistador Resort Patio homeowners association holds about 8.6 acres of common ground, the private streets among it, a second association for Shadows of the Ridge holds five small open-space parcels at the south-east corner, and the Town of Oro Valley owns about 25 acres of open ground inside the boundary. The ground came into Oro Valley under a 1980 annexation ordinance, before any of the plats was recorded. The FEMA flood map puts most of the area in Zone X and part of it in Zone A; one homeowners-association common parcel and one small private parcel have their centre points in Zone A and no home's does, but a flood zone follows the ground rather than the parcel, so a buyer should check the specific lot. Oracle Road is about 300 metres west of the boundary, the Cañada del Oro River Park about 340 metres away and the edge of the Coronado National Forest about 430 metres. Schools are Amphitheater Unified. LiveBy's assignment query names Copper Creek Elementary, which the district closed after the 2025–26 school year, beside Cross Middle and Canyon del Oro High, so this page names no school assignment; confirm the schools for a specific address with the district. Every address inside but one carries ZIP code 85704. HOA dues are not published here: the MLS records for these sales give amounts and frequencies that do not agree with one another, so confirm the current dues with the association.
