About Fianchetto Farms

Fianchetto Farms is a neighborhood of detached houses in the Town of Marana, on the far northwest side of the Tucson area, about 50 acres bounded by Moore Road on the south and Sanders Road on the west; its north and east sides are lot lines, and the Rancho Marana tracts adjoin it to the east. Of its 20 Residential closings over the three years to October 2026, every one was a detached house, and they closed between $299,000 and $465,000 around a median of $341,000. The boundary holds two plats recorded fifteen years apart, and the sales record divides between them. Pima County records the Fianchetto Farms plat, of 114 lots, in March 2006, with a resubdivision of two of its lots in 2018, and the SC Ranch plat, of 54 lots, in January 2021 on the ground to its west. Of the 176 county parcels inside the boundary, 166 are house lots on those two plats, at a median of about 6,100 square feet on Fianchetto Farms and about 4,400 on SC Ranch; four more are older acreage homesites of half an acre to about three acres along Moore Road and Sanders Road, and every parcel carries the county's MARANA jurisdiction code. Streets inside include Fianchetto Drive, Benoni Court, Gaffney Way, Riccati Drive, Hester Drive, Peony Drive and Red Orchid Street. LiveBy draws no boundary for either plat, so the split below places each closed record on the county's plat map by its location; the two groups account for all 20 and for the record's total sale value to the dollar. The 15 houses on the Fianchetto Farms plat that closed were built between 2016 and 2019, on lots recorded in 2006, and closed between $299,000 and $465,000, around a median of $350,000 on a median 1,959 square feet, at about $184 a square foot. The five on SC Ranch were built in 2021 and 2022 and closed between $320,000 and $360,000, around a median of $339,900 on a median 1,845 square feet, at about $184 a square foot. So the two plats closed at the same rate per foot, and the difference in their medians is mostly house size rather than age or plat. The size cut says the same thing across the whole record: the five houses of 2,000 square feet or more closed between $360,000 and $465,000, around a median of $390,000, at about $158 a square foot, and the 15 smaller ones between $299,000 and $365,000, around a median of $339,900, at about $199 a square foot. Taken together, the 20 closed around a median of $341,000 and an average of $350,968, and they were built between 2016 and 2022. The median listing went under contract in 62 days and the record closed at the full list price; seven of the 20 closed above their asking price and 11 took at least one price reduction. No residential income property closed inside the boundary in the same three years. These are closed sales, not homes currently for sale, and they are medians over small groups; a valuation still works from closely matched sales. On the county record the Town of Marana's zoning is R-6, single-family residential, on the Fianchetto Farms lots and NC, the Town's neighborhood-commercial code, on the SC Ranch lots, with the acreage homesites in the Town's A small-lot zone; a zoning verification from the Town answers that for a specific lot. Pima County's annexation layer places the whole boundary inside the Town under ordinance 1977-29, dated 1977, not deannexed. The Fianchetto Farms HOA holds about 4.4 acres of common area on the county parcel record and the SC Ranch Community Association about 2.3 acres; none of those records carries a dues figure, so this page publishes none, and the title work and the resale disclosure answer that for a specific lot. FEMA's flood map returns Zone X shaded, an area of 0.2 percent annual flood chance, at all 121 interior sample points, and Pima County maps no regulated wash inside the boundary. A sample point is not a flood determination for any particular property, so check the flood map for a specific address. Pima County's Marana Airport influence zone covers all 121 sample points, and the airport's approach zones reach none of them. All 177 official county address points inside the line read ZIP code 85653 with a Marana mailing city. There is no public park inside the boundary on Pima County's parks layer; the county's Santa Cruz River Park is about a quarter mile from its edge. Schools are Marana Unified throughout. LiveBy's assignment query names Estes Elementary, Marana Middle, Marana High and Mountain View High. Assignments are drawn by address and change, so confirm a specific address with the district.
