About Hartman Vistas
Hartman Vistas is a neighborhood of detached houses in the Town of Marana, on Tucson's northwest side, about 239 acres bounded by Linda Vista Boulevard on the north and Hartman Lane on the east; its south and west edges follow lot lines rather than streets. Of its 54 Residential closings over the three years to October 2026, every one was a detached house, and they closed between $273,000 and $615,000 around a median of $390,000. The ground was filled by two tract plats recorded seven years apart, and they divide the sales record more cleanly than any price band does. Pima County records the Hartman Vistas plat, of 353 lots with two blocks and common areas, in December 2001, and the Marana 59 plat, of 58 lots and common areas, in August 2008; six of the ten large lots of the 1999 Hartman Ten plat, on Kara Nicole Court, also fall inside the boundary. Of the 424 county parcels wholly inside it, 410 are house lots, at a median of about 6,700 square feet, and every parcel carries the county's MARANA jurisdiction code. Most of the streets inside are named for snakes and insects, Copperhead Drive, Red Racer Drive, King Snake Drive, Cottonmouth Street, Beetle Drive and Mantis Way among them, with Jade Hollow Place and Kara Nicole Court in the south-east corner. The 45 houses on the Hartman Vistas plat that closed were built between 2003 and 2005 and closed between $273,000 and $551,000, around a median of $379,999 on a median 2,045 square feet, at about $181 a square foot. The nine on the Marana 59 plat were built between 2016 and 2018 and closed between $458,000 and $615,000, around a median of $538,743 on a median 2,534 square feet, at about $216 a square foot. Those two groups make up all 54, so the plat a house stands on tells a buyer more about its price than the neighborhood median does: the newer houses are larger and also close higher per foot. Across the whole record, size pulls the other way on price per foot. The 32 houses of 2,000 square feet or more closed between $345,000 and $615,000, around a median of $487,500, at about $176 a square foot; the 22 smaller houses closed between $273,000 and $458,000, around a median of $351,250, at about $209 a square foot. Taken together, the 54 closed around a median of $390,000 and an average of $423,177, figures that blend the two plats. The median listing went under contract in 17.5 days and the record closed at 99 cents on the list dollar; 12 of the 54 closed above their asking price and 19 took at least one price reduction. No residential income property closed inside the boundary in the same three years. These are closed sales, not homes currently for sale, and they are medians over small groups; a valuation still works from closely matched sales. Zoning is the Town of Marana's. Of the 424 parcels, 355 are zoned R-6 and 59 R-8, both single-family residential zones on the Town's zoning layer, and six on Kara Nicole Court are zoned R-36; the remaining four carry C, VC or MR-1 zoning. The whole boundary lies inside the Town under one annexation ordinance, number 90.22, which Pima County's annexation layer dates to 1990, not deannexed. Two homeowners associations hold the common ground on the county parcel record: the Hartman Vistas HOA owns two common areas of about 3.7 and 5.5 acres, and the Marana 59 Sterling Meadows HOA owns a 33.8-acre common area. None of those records carries a dues figure, so this page publishes none; the title work and the resale disclosure answer that for a specific lot. A wash that Pima County maps as Canada Agua 1 Wash crosses the boundary with a 75-foot regulated setback, in the county's 2,000 to 5,000 cubic-feet-per-second class, and smaller mapped flow paths carry setbacks of 25 to 100 feet. FEMA's flood map returns Zone AO, an alluvial-fan flood zone with a one-foot depth, at 32 of 121 interior sample points, along the wash corridors and common areas, and Zone X, an area of minimal flood hazard, at the other 89; the county parcel centroid of every house lot falls outside the Zone AO area. A sample point or a centroid is not a flood determination for any particular property, so check the flood map for a specific address. None of Pima County's airport overlay layers, including the Marana Airport influence and approach zones, reaches the boundary. All 435 official county address points inside the line read ZIP code 85742 with a Tucson mailing city, although the ground is inside the Town of Marana. There is no public park inside the boundary on Pima County's parks layer; the nearest is about eight-tenths of a mile from its edge. Schools are Marana Unified throughout. LiveBy's assignment query names DeGrazia Elementary, Tortolita Middle and Mountain View High; DeGrazia Elementary, at 5051 West Overton Road, is about four-tenths of a mile east of the boundary. Assignments are drawn by address and change, so confirm a specific address with the district.
