About Monterra Hills
Monterra Hills is a neighborhood of detached houses in the north of the Town of Oro Valley, about 215 acres running roughly a mile south from Tangerine Road, built out between 1995 and 2001 in three phases that carry their own names: Monterra Hills on the south, Monterra Knolls in the middle and Monterra Ridge on the north. All three sit on one Pima County plat, Monterra Hills, recorded in 1988, and the whole neighborhood is one Town of Oro Valley planned area development under that name; its 520 house lots, of about a sixth of an acre each, are on that 1988 plat and on three later ones — Monterra Ridge in 1994, Monterra Hills II in 1995 and Monterra Knolls in 1997. Its 69 Residential closings over the three years to October 2026 were all detached houses, and they closed between $365,000 and $745,000 around a median of $485,000 and an average of about $497,000. The houses are much the same in age and size from one phase to the next, but the prices are not: Monterra Hills' 17 closings sold at a $440,694 median and $238 a square foot on a 2,011-square-foot median house, against $515,000 and $271 for Monterra Knolls' 22 and $492,500 and $268 for Monterra Ridge's 30, both on smaller median houses. The Hills houses were also the slowest to sell, taking a median 63 days to go under contract against 38 in Knolls and 44 in Ridge, and 9 of its 17 took a price reduction. The records do not say why, so a buyer comparing two similar houses here should check which phase each is in before comparing their prices. Across all 69, 11 closed over asking and 25 took a price reduction. Each phase has its own homeowners association, and the 1988 plat's natural common areas — one of them, 21.45 acres, held by the Monterra Hills HOA and another, 19.6 acres, by the Town of Oro Valley — run through all three, with the Highlands Wash, a natural channel on a 52.86-acre Pima County parcel, crossing the neighborhood. FEMA's flood map puts every one of the 520 house lots in Zone X. The Town's Naranja Park adjoins the west side, and Steam Pump Ranch is a little over a mile away. Every address is in ZIP 85737 with a Tucson mailing city, though the ground is inside Oro Valley town limits, annexed in 1994. Schools are Amphitheater Unified throughout: Painted Sky Elementary, Coronado K-8 and Ironwood Ridge High.
