About Naranja Ranch Homes

Naranja Ranch Homes is a neighborhood of detached houses in the Town of Oro Valley, on the north side of West Naranja Drive, laid out in the Naranja Ranch 1 subdivision plat that Pima County's plat layer dates to August 1993, with a February 1996 resubdivision of three of its lots. The two plats cover almost all of the boundary. The county roll carries 165 house-lot parcels at a median of about 0.39 acre, a common area of about half an acre that it lists under the Naranja Ranch One Homeowners Association, and a small Town of Oro Valley parcel, and the Town's zoning layer maps every house lot as R-4. The county's annexation layer places the whole boundary under a 1986 Town of Oro Valley ordinance, so the plats were recorded after the Town took it in. North Verch Way forms part of the east edge, and West Glover Road crosses the boundary. Desert Vista lies to the east, Copper Ridge to the north and Cañada Hills to the south across Naranja Drive, each with its own page here; on the west side, La Cholla Estates, which also has one, and Ironwood Ranch and Rancho Del Cobre, separate neighborhoods, run from south to north. The 19 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 2001, and they closed around a median of $577,700 and about $273 a square foot, on a median of 2,026 square feet; the average was about $596,800. Seventeen of the 19 closed between $350,000 and $750,000. The median listing went under contract in about 41 days and the record closed at 99 cents on the list dollar; four sold above their asking price, seven took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 19 of them they are a reading of this record rather than a rule. On the FEMA flood map every house lot's centre point is in Zone X, and no airport overlay reaches the boundary; a zone can still cross part of a lot, so confirm it for a specific address. LiveBy's assigned schools are Amphitheater Unified's Wilson K-8 and Ironwood Ridge High, and Pima County's attendance layer returns the same two across the whole boundary. Every one of the 171 official address points inside carries ZIP code 85737.
