About Rams Canyon
Rams Canyon is a neighborhood of detached houses in the Town of Oro Valley, on the east side of North Oracle Road, laid out in four Town of Oro Valley subdivision plats that Pima County's plat layer dates to November 1996, May 1998, June 2000 and September 2002: Rams Canyon, Rams Canyon Phase II, Rams Canyon Estates and Rams Canyon Phase III. The four hold 144 lots between them and cover about two-thirds of the boundary. Most are small, and the county roll carries the 150 lot parcels at a median of about 0.13 acre, but the five Rams Canyon Estates lots are larger, at a median of about an acre. Common areas of about 7 acres, several of them open space and drainage, sit among the plats, and a vacant unplatted parcel of about 19 acres takes up much of the east side. The Town's zoning layer maps all of it as the La Reserve planned area development, and the county's annexation layer places the house lots under a 1986 Town of Oro Valley ordinance, so every plat was recorded after the Town took the ground in. LiveBy returns no neighboring neighborhood at the points tested on each side, and the county parks layer puts Catalina State Park against the boundary's edge. The 15 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 1999, and they closed around a median of $419,000 and about $258 a square foot, on a median of 1,630 square feet; the average was about $456,300. Twelve of the 15 closed between $300,000 and $450,000. The median listing went under contract in about 40 days and the record closed at 97 cents on the list dollar; none sold above its asking price, six took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 15 of them they are a reading of this record rather than a rule. On the FEMA flood map every house lot's centre point is in Zone X, 88 of the 150 in the shaded 0.2-percent-annual-chance band, and none in the regulatory Zone AE, which reaches parts of the boundary; Pima County's 500-foot Cañada del Oro Wash setback reaches an Estates common area but no house lot. A zone can still cross part of a lot, so confirm it for a specific address. No airport overlay reaches it. Schools are Amphitheater Unified. LiveBy's assignment data still names Copper Creek Elementary, one of four elementary schools Amphitheater closed at the end of the 2025–26 year, so no school assignment is given here; confirm it for a specific address with the district. Every one of the 149 official address points inside carries ZIP code 85737.
