About Rancho Marana

Rancho Marana is a neighborhood of detached houses in the Town of Marana, on the far northwest side of the Tucson area, about 120 acres bounded by Sandario Road on the east and Moore Road on the south, with Tangerine Farms Road and Clark Farms Boulevard along its northern and western sides. Of its 37 Residential closings over the three years to October 2026, every one was a detached house, and they closed between $250,173 and $500,000 around a median of $325,000. The ground was filled by three plats of one development, Rancho Marana 154, and they divide the sales record by build era more cleanly than any price band does. Pima County records the first plat, of 167 lots in blocks 2 through 7, in December 2004; Block 2, of 140 lots, in September 2006; and Block 4, of 81 lots, in February 2007. Of the 431 county parcels inside the boundary, 387 are house lots, at a median of about 6,600 square feet, and every parcel carries the county's MARANA jurisdiction code. A fourth plat, Rancho Marana Block 3, of 128 lots recorded in 2019, lies north across Clark Farms Boulevard and outside this boundary, so its sales are not counted here. Streets inside include Pocatella Drive, Fontenelle Drive, Formosa Lane, Fox Hollow Drive, Steamboat Drive and Heyburn Drive. LiveBy draws no subdivision boundary inside the neighborhood, so the split below places each of the 37 closed records on the county's plat map by its location; the three groups account for all 37 and for the record's total sale value to the dollar. The 13 houses on the 2004 plat that closed were built between 2005 and 2009 and closed between $293,000 and $350,000, around a median of $310,000 on a median 1,414 square feet, at about $219 a square foot. The 16 on Block 2 were built between 2008 and 2013 and closed between $250,173 and $374,000, around a median of $325,000 on a median 1,609 square feet, at about $200 a square foot. The eight on Block 4 were all built in 2022 and 2023, on lots recorded in 2007, and closed between $370,000 and $500,000, around a median of $391,000 on a median 2,027 square feet, at about $186 a square foot. So the price a house here closes at follows when it was built: the newest houses are the largest and the most expensive, and they close lowest per foot. The size cut says the same thing from another direction. The ten houses of 2,000 square feet or more closed between $350,000 and $500,000, around a median of $388,215, at about $183 a square foot, and eight of them were built in 2022 or 2023; the 27 smaller houses, all built between 2005 and 2013, closed between $250,173 and $340,000, around a median of $315,000, at about $211 a square foot. Taken together, the 37 closed around a median of $325,000 and an average of $337,830, figures that blend the three eras. The median listing went under contract in 36.5 days and the record closed at 99 cents on the list dollar; seven of the 37 closed above their asking price and 23 took at least one price reduction. No residential income property closed inside the boundary in the same three years. These are closed sales, not homes currently for sale, and they are medians over small groups; a valuation still works from closely matched sales. Zoning is the Town of Marana's: every parcel but one carries SP, a specific-plan zone, and the exception is a Town parcel on Barnett Road zoned A. Pima County's annexation layer places the whole boundary inside the Town under ordinance 1977-29, dated 1977, not deannexed. The Rancho Marana Community Association holds the common areas of the first plat and Block 2 on the county parcel record, drainage basins, drainageways and landscape strips among them, and the Block 4 common areas are recorded to a Rancho Marana owner name. None of those records carries a dues figure, so this page publishes none; the title work and the resale disclosure answer that for a specific lot. Three larger parcels in blocks 6 and 7 of the first plat, on Clark Farms Boulevard, are not house lots. FEMA's flood map returns Zone X shaded, an area of 0.2 percent annual flood chance, at 92 of 93 interior sample points, and no zone at the last; Pima County maps no regulated wash or riparian setback inside the boundary. A sample point is not a flood determination for any particular property, so check the flood map for a specific address. Pima County's Marana Airport influence zone covers 85 of the 93 sample points, and the airport's approach zones reach none of them. All 416 official county address points inside the line read ZIP code 85653 with a Marana mailing city. There is no public park inside the boundary on Pima County's parks layer; the Town of Marana's Marana Heritage River Park, at 12375 North Heritage Park Drive, is about half a mile from its edge. Schools are Marana Unified throughout. LiveBy's assignment query names Estes Elementary, Marana Middle, Marana High and Mountain View High. Assignments are drawn by address and change, so confirm a specific address with the district.
