About Rivers Edge

Rivers Edge is a subdivision of detached houses in the Town of Oro Valley on the north bank of the Cañada del Oro Wash, about 150 acres between the wash on the south, with Lambert Lane and Pusch View Lane at its south-west corner, and Naranja Drive on the north. It was laid out over six recorded plats: the first in August 1994 under a Pima County project number, a few months before the town annexed the ground that November, two more in 1995, Rivers Edge II in 2005, Rivers Edge/Cañada del Oro Estates in 2007, and a sixth of 21 lots recorded in January 2025 and still being built on. Its 32 Residential closings over the three years to October 2026 were all detached houses, and they closed around a median of $497,500 and an average of about $613,000. That spread is the plats, not the market. The 11 houses on the 1994 and 1995 plats, built to a median year of 2000, closed at a $449,000 median and about $239 a square foot; the 12 in Rivers Edge II at $488,500 and $244; the five new houses on the 2025 plat at $721,000 and $319; and the four on the 2007 Cañada del Oro Estates plat at the north end, where the lots run to about half an acre against a sixth of an acre or less on the older plats, at $1,242,500 and $420. So a buyer here is choosing a plat first, and the price follows the lot and the year more than the floor area. Homes took a while to sell: a median of 62 days on the market, 14 of the 32 took a price reduction, and the median house closed at 98% of its list price. The ground is zoned as a planned area development, and five homeowners associations hold its common areas. The wash itself is an 11.6-acre Pima County Flood Control District parcel along the south edge, under a 500-foot county setback, and FEMA maps the wash corridor as Zone AE; every house lot's centre point is in Zone X, but check the specific lot before an offer. Pima County's Cañada del Oro River Park and its multi-use path run along the wash at the edge of the neighborhood, Oro Valley's Riverfront Park is about a quarter of a mile away and Steam Pump Ranch about half a mile. Every address is in ZIP 85737 with a Tucson mailing city, though the ground is inside Oro Valley town limits. Schools are Amphitheater Unified. LiveBy's assignment query names Copper Creek Elementary, which the district voted in January 2026 to close from July 2026, beside Wilson K-8, Cross Middle, Canyon del Oro High and Ironwood Ridge High, so this page names no school assignment; confirm the schools for a specific address with the district.
