About San Gabriel

San Gabriel is about a quarter of a square mile of east-central Tucson between Alvernon Way and Columbus Boulevard, from 22nd Street north to Hayne Street, and most of it was platted in the late 1930s: the Palomar Addition, 155 lots recorded in January 1935, and San Gabriel, 83 lots recorded in March 1939. The land along the eastern side, toward Columbus Boulevard, was never platted at all; its lots are described by measured distances inside the section rather than by a lot number. Of the 43 closings recorded inside this boundary over the three years to October 2026, every one was a detached house. They were built between 1936 and 2003 to a median year of 1950, and closed between $111,050 and $625,000 around a median of $315,000 and an average of $318,586, for a median of about 1,330 square feet and $244.30 per square foot. Here price follows size. Cut at $300,000 and $400,000, the 19 houses that closed under $300,000 had a median of about 1,010 square feet and the 18 between $300,000 and $400,000 about 1,490, yet the two groups closed at nearly the same price per square foot, a median $232.11 against $235.36. The smaller houses sold faster: a median of nine days on the market against 30, with 6 of the 19 closing above their asking price against 2 of the 18, while 8 of the 18 took a price reduction. The record does not say why the larger band sat longer. The six houses that closed at $400,000 or more ran from about 1,390 to 2,440 square feet. These are medians over small groups, not paired sales; they describe the record rather than any one house, and a valuation still works from closely matched sales. The rest of the record: living area 782 to 2,444 square feet, list prices $70,000 to $640,000 to a $325,000 median, and a 1.00 sale-to-list ratio. Eleven of the 43 closed above their asking price and 15 took at least one price reduction. Days on market and cumulative days on market both rest on all 43 records, each to a median of 20; listing to contract ran to a median of 40 days and listing to close to a median of 48. The range printed at the top of this page holds 32 of the 43 closings, with its $400,000 ceiling read as the floor of the band above rather than as part of the range: five houses closed below $200,000, and six closed at $400,000 or more, one of them at exactly $400,000 and counted with that group. One further closing over the same three years was recorded as residential income property and is not in these figures. These are closed sales, not homes currently for sale. The land record matches. Pima County counts 474 parcels wholly inside the line, every one carrying the county's TUCSON jurisdiction code, and 440 of them under a single-family residential use code. 221 carry a San Gabriel legal description against the 83 lots that plat recorded, many of them described as the east or west part of an original lot, and 134 a Palomar one. The median lot under a single-family residential use code is about 8,400 square feet, a little under a fifth of an acre. The City of Tucson's R-1 residence zone covers 456 of the 474 parcels; the rest, zoned O-3, R-2, P, C-1 and C-2, sit along the 22nd Street and Alvernon Way frontages. Every edge checks against Pima County's own centrelines: Alvernon Way on the west, 22nd Street on the south, Columbus Boulevard on the east and Hayne Street on the north. Inside the line is about 163 acres, and all 501 official address points inside it are in ZIP code 85711. The whole boundary is inside the City of Tucson: annexation ordinance 1634, effective in January 1956, covers all 121 interior sample points, with no deannexation, and all 121 fall in Ward 6. The City-registered San Gabriel neighborhood association, registered in June 2001, is returned at 115 of the 121 points; the six it does not reach are in the north-east corner, which takes in part of the Lineweaver Elementary School grounds. A registered neighborhood association is a voluntary civic body and not a homeowners association. Pima County publishes no register of homeowners associations, so whether a recorded declaration runs with a particular lot is answered by the title work and by nothing on this page. Read the title commitment and any resale disclosure before writing an offer. FEMA's flood map returns Zone X at 117 of the 121 interior sample points and Zone AH, a special flood hazard area for shallow flooding, at the other four, all of them in the south-west corner near Alvernon Way and 22nd Street. A sample point is not a flood determination for any particular house; a lender decides whether flood insurance is required from the specific parcel. Pima County's Davis-Monthan Air Force Base vicinity layer covers the whole boundary, at all 121 sample points, while the base's noise control districts, its Air Installation Compatible Use Zones and the county's avigation easement and disclosure areas reach none of it. Arizona Revised Statutes section 28-8484 requires a seller of residential real estate in territory in the vicinity of a military airport to give the buyer a written disclosure before title transfers. San Gabriel Park, a half-acre City of Tucson park at 4056 East Montecito Street, sits inside the boundary toward its northern edge, with benches, picnic tables and a drinking fountain. Randolph Park, the City's 293-acre regional park, lies directly across Alvernon Way to the west. Measured from the middle of the boundary, Lineweaver Elementary School at 461 South Bryant Avenue is about a third of a mile away; the Park Place shopping mall at 5870 East Broadway Boulevard is about 2.4 miles; Banner–University Medical Center Tucson at 1501 North Campbell Avenue is about 3.2 miles; and Tucson Medical Center at 5301 East Grant Road is about 3.3 miles. Schools are Tucson Unified throughout. Pima County's attendance-area layer returns Lineweaver Elementary, Alice Vail Middle School at 5350 East 16th Street and Rincon High School at 421 North Arcadia Avenue at every sample point, and LiveBy's assignment query names the same three. Tucson Unified is weighing the closure or consolidation of up to ten schools, with a board vote scheduled for December 2026, and assignments are drawn by address and change, so confirm a specific address with the district.
