About South Harrison
South Harrison is a 1970s tract neighborhood on Tucson's far east side that never stopped building: its first plat was recorded in November 1968, its newest in November 2022, and 35 of the last 257 closings here were houses finished in 2024 and 2025. Two segments of the Chuck Huckelberry Loop run inside it. It covers about 1,137 acres inside the city limits in ZIP 85730, all of it in council Ward 4, bounded by Golf Links Road on the north, Escalante Road on the south and Houghton Road on the east — Houghton is also the city limit, so the ground immediately across it is unincorporated Pima County. The north-west side is not a street at all but the Pantano Wash, which Pima County maps in its over-10,000-cubic-feet-per-second flow class, running in soil cement and natural earth along this stretch. Harrison Road, which the neighborhood is named for, runs through the middle rather than along a side, and the boundary dips south of Escalante beside it. The ground was laid out by tract builders rather than split parcel by parcel: thirty-nine recorded plats lie wholly inside carrying 2,632 lots over 793 of the 1,137 acres, opening with Hearthstone Hills on 7 November 1968 at 148 lots and running through Harrison Hills in July 1972, the largest single plat here at 258 lots on 78 acres. The Hearthstone name alone accounts for 857 of those lots across eleven recordings between 1968 and 2002, though Hearthstone Hills No. 2 is not one of them — that 1971 plat lies wholly outside the boundary, so a numbered series that reads as contiguous is not. The newest residential plat inside the boundary, Casas del Cerrito, was recorded on 23 November 2022 for 49 lots, and 32 of the last 35 closings of 2020s-built houses stand inside it on East Gray Hawk Drive. The last 257 closings are the whole record here rather than a sample, and 247 of them are detached single-family houses against ten townhouses and no condominiums at all. Lot size comes from Pima County rather than from the MLS, whose acreage field is unusable on this boundary: the county records 2,711 parcels inside at a median of 0.189 acre, 1,906 of them zoned R-1 and 462 R-2, with O-3, C-1, SR, RX-1, RX-2 and C-2 accounting for the rest. Joining every closing to the parcel underneath it — a match good to about a metre and a half — sorts the market into four tiers: two closings on nearly one-acre RX-1 ground at a $467,000 median, four on two-thirds-acre RX-2 at $423,700, 200 on fifth-acre R-1 at $325,000 and sixteen on 0.053-acre O-3 at $247,450, which is where all ten townhouses sit. The 36 closings on smaller R-2 lots run a higher $339,000 median than the R-1 tier, and that is an era effect rather than a density one: R-2 here was built between 1985 and 2000 against R-1's 1961 to 2025. Most of the neighborhood carries no association at all — 219 of 263 closed records name none — and the 44 that do name a subdivision's rather than the neighborhood's, among them Austin Point, Falcon Point, Ridgeland Park, Rivendell, Mesquites on Pantano, Desert Oasis and Rancho Santa Fe, which follows from ground platted in thirty-nine pieces over fifty-four years. Measured from the nearest boundary edge, Davis-Monthan Air Force Base is about nine-tenths of a mile, Kolb Road about 1.8 miles, Park Place about 3.7, Interstate 10 about 5.6 and Tucson International Airport about nine. Homes are in the Tucson Unified School District, with Secrist Middle School standing inside the boundary on South Houghton Road and Santa Rita High School assigned; the elementary assignment splits across the neighborhood between Dunham, Marshall and Ford, which both LiveBy and Pima County's own attendance-area layer confirm, so elementary attendance in particular is worth checking by address.
