About Tangerine Heights
Tangerine Heights is a neighborhood of detached houses on lots of about half an acre in the north of the Town of Oro Valley, on the north side of West Tangerine Road. It was laid out in a single subdivision plat of that name, which Pima County's plat layer dates to April 1999 and which covers about four-fifths of the boundary; it holds 80 lots, and the county roll carries them at a median of about 0.55 acre, zoned R1-20 or R1-36 on the Town's layer, plus a 14.36-acre natural open space parcel held by a homeowners association. Ten unplatted parcels of about an acre or more, some 21 acres in all and zoned R1-36 or R1-144, make up the rest. The county's annexation layer places all of it under a Town of Oro Valley ordinance of 1989, so the plat was recorded after the Town took the ground in. Rancho De Oro, to the east, and Rancho Vistoso, to the north and west, have their own pages here; Copper Creek lies across Tangerine Road to the south. The 14 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 2001, and they closed around a median of $1,075,350 and about $340 a square foot, on a median of 3,115 square feet; the average was about $1,063,200. Twelve of the 14 closed between $750,000 and $1,450,000. The median listing went under contract in about 35 days and the record closed at 98 cents on the list dollar; one sold above its asking price, four took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 14 of them they are a reading of this record rather than a rule. On the FEMA flood map every house lot's centre point is in Zone X, and no airport overlay reaches the boundary; a zone can still cross part of a lot, so confirm it for a specific address. LiveBy's assigned schools are Amphitheater Unified's Painted Sky Elementary, Coronado K-8 and Ironwood Ridge High, and Pima County's attendance layer gives the same three at every point tested. Every one of the 91 official address points inside carries ZIP code 85755.
