About Tangerine Ridge
Tangerine Ridge is a neighborhood of detached houses in the Town of Marana, on the northwest side of the Tucson area, about 120 acres south of Tangerine Road and west of Migitty Lane. Of its 17 Residential closings over the three years to October 2026, every one was a detached house, and they closed around a median of $512,500. Pima County records one plat for the ground, Tangerine Ridge, lots 1 to 197, in December 2015, with a resubdivision of three of its lots in 2019. All 197 house lots on it are built, at a median of about 7,100 square feet, and the Town zones the whole plat under the Tangerine Ridge Specific Plan. Three common areas, about 79 acres together, are held by the Tangerine Ridge HOA, and every parcel inside the boundary carries the county's MARANA jurisdiction code. Streets inside include Raphael Way, Renoir Way, Da Vinci Way, Van Gogh Way and Bellini Way. Sixteen of the 17 closings are houses on the plat, built between 2017 and 2019, and they closed between $410,000 and $715,000 around a median of $508,750. The seventeenth closed above that band. Within the plat the record divides by floor plan rather than by build year: seven houses of 2,443 to 3,313 square feet closed around a median of $665,000 at about $225 a square foot, and nine of 1,865 to 2,163 square feet closed around a median of $480,000 at about $236 a square foot, with no closing between those two sizes. So the larger plans closed higher in total and a little lower per foot. Eight of the 17 took a price reduction and one closed over asking, and there were no condominium, townhouse or residential income closings in the window. The ground came into the Town of Marana under annexation ordinance 88.13 in 1988. The county's copy of FEMA's flood map shows Zone X at the centre point of every one of the 197 house lots; some of the ground outside the lots is mapped Zone AO, a shallow alluvial-fan flood zone, so check the flood status of a specific lot before you buy. The Marana Airport overlay zones do not reach it. Tangerine Sky Community Park, a Town of Marana park, is about a quarter mile east across Migitty Lane. For schools, LiveBy's assignment query names Marana Unified's DeGrazia and Ironwood elementary schools, Tortolita Middle and Mountain View High; confirm the assignment for a specific address with the district.
