Terra Del Sol Homes for Sale — Tucson, AZ

Terra Del Sol is an affordable mid-century neighborhood on Tucson's east side, inside the city limits in ZIPs 85710 and 85730, filling the full square mile bounded by 22nd Street, Golf Links Road, Wilmot Road and Kolb Road. Its streets are named for the night sky — Avenida Sirio, Calle Betelgeux, Calle Bellatrix, Calle Marte, Calle Luna, Calle Orion — a scheme the surveyor Bill Armstrong worked out with Jack Lamb, a former Air Force navigator, while developer Marvin Volk laid the 640-acre project out between 1955 and 1957. Between 1956 and 1958 MRF Construction commissioned Ralph Haver, AIA, to design a series of houses here marketed as the Perfect Arizona Type, and the record still shows what that produced: long low-slung rooflines, wide eaves, angled porch posts, clerestory window strips, and red brick — the material Haver's Tucson tracts used before builders moved to concrete block, and the one listing agents keep naming three generations later. Across the last 167 closings the homes were built to a median year of 1958, running from 1955 to 1987, with living areas from about 600 to 2,196 square feet and a median near 1,406, all computed over the whole closed set. Two very different markets share that square mile. 130 of the 167 closings were detached single-family houses, at a $296,000 average against a $295,500 median — the two land within a fifth of a percent of each other, which is what one build era and one lot pattern produce rather than a mixed stock. The other 37 were attached, built in 1964 and 1980, at a $143,000 average against a $135,000 median on a 985-square-foot median living area. Blending the two is what puts the neighborhood-wide average about 9% below its median instead of above it. Homeowners-association status follows the same line. Not one of the 38 detached records read one by one carried an association fee, and several listing agents state no HOA outright; those records show lots of roughly 0.18 to 0.28 acre, three and four bedrooms, carports and one- and two-car garages, block-walled yards, brick fireplaces, beamed ceilings, Arizona rooms and mature citrus, with rear alleys on some blocks and Santa Catalina views from a few. The attached pockets are separate communities on separate terms, and one of them is not what its price suggests. Oxford Homes, off Avenida Polar, is a housing cooperative rather than deeded ownership — a share, not a house — and the records read there describe cash-only sales subject to board approval and an owner-occupancy requirement, at monthly fees of about $250 to $485 covering the property tax, water, roof and exterior maintenance and a pool, spa, clubhouse and courts. The 1980 Golf Links East condominiums on Golf Links Road carried roughly $140 to $290 monthly or $250 to $290 quarterly, covering water and sewer, trash, pest control, exterior and roof maintenance and a community pool. That co-op distinction is why the bottom of this neighborhood's price record sits where it does. Claire Weeks Terra del Sol Park, a City of Tucson neighborhood park on Avenida del Sol, sits near the middle of the square mile, and the Terra del Sol Aquatic Club on Calle Marte is the home pool of the Tigershark Swim Club. Two Tucson Unified schools stand inside the square mile — Wheeler Elementary on Avenida del Sol and Palo Verde High Magnet School on Avenida Vega — with Booth-Fickett Math/Science K-8 the assigned K-8 just to the north; confirm attendance by address. Everyday retail is on the 22nd Street, Wilmot Road, Golf Links Road and Kolb Road corridors, Park Place on Broadway is under two miles north-west, Davis-Monthan Air Force Base about two miles south-west, and Kolb Road runs south from the eastern edge to Interstate 10. The $150,000 to $375,000 band this page publishes is where the typical sale lands rather than the outer edge of the record: 25 of the last 167 closings came in under $150,000 — every one of them attached, the lowest at $55,000 — and five cleared $375,000, the highest a $420,000 house. The average closed price across everything is near $262,000 and the median $288,000.
