The Estates at Capella is a neighborhood of detached houses in the Town of Oro Valley, about 100 acres on the south-west corner of Naranja Drive and La Cholla Boulevard, with Cañada Hills across La Cholla to the east. Most of it is the 120-lot Estates at Capella plat, recorded in 2015 under a Town of Oro Valley project number, on private streets that carry constellation names — Capricorn, Delphinus, Hydrus, Sculptor, Ursa Minor and Virgo — in a plan whose own name, Capella, is a star. The boundary also takes in the 48 lots of Capella Parcel M along Cormac Avenue, platted in 2021 as part of the wider Capella planned area development, and an unbuilt 9.6-acre block of the same plan. Its 24 Residential closings over the three years to October 2026 were all detached houses, closing between $519,000 and $870,000 around a median of $701,750 and about $231 a square foot, on a median of 2,703 square feet. The two plats are the finding. The 18 sales on the 2015 plat were houses built from 2016 to 2018, at a $717,500 median and about $228 a square foot on a median of 3,045 square feet; the six on Parcel M were houses built in 2023, at a $681,707 median and about $266 a square foot on about 2,570 square feet.
