About Tortolita Reserve
Tortolita Reserve is a neighborhood of detached houses in the Town of Marana, on the northwest side of the Tucson area, a block of about 39 acres about half a mile north of Moore Road, reached by Tortolita Road, on the low slopes below the Tortolita Mountains. Pima County records one plat for the ground, Tortolita Reserve, lots 1 to 79, in November 2012, and all 79 house lots on it are built, at a median of about 9,150 square feet; a common area of about 17 acres is held by the Tortolita Reserve HOA. Streets inside include Tortolita Road, Bajada Drive, Dry Creek Court, Thornscrub Drive, Sirocco Drive and Opuntia Lane. Its east edge is the edge of the Dove Mountain master plan: the houses across it belong to Heritage Highlands at Dove Mountain, while Tortolita Reserve is zoned on its own under the Town's R-8 single-family code and is not part of Dove Mountain. Newer plats adjoin it on the north and south, Tortolita Ridge and Tortolita 30, and a 20-acre agricultural parcel lies to the west. Over the three years to October 2026 there were 11 Residential closings, every one a detached house, and they closed between $535,000 and $675,000 around a median of $625,000. All were built between 2013 and 2015, at 2,180 to 2,958 square feet. The record is small, and what it shows is that the larger plans did not close higher: the five houses of 2,790 square feet or more closed between $565,000 and $670,000, and the six smaller ones between $535,000 and $675,000. The larger ones also took longer to go under contract, and four of the five took a price reduction against two of the six. Overall, six of the 11 took a price reduction and none closed over asking, and there were no condominium, townhouse or residential income closings in the window. The ground came into the Town of Marana under annexation ordinance 90.06 in 1990. The county's copy of FEMA's flood map shows Zone X across the whole neighborhood, and the Marana Airport overlay zones do not reach it. The Town's Tortolita Preserve is about a quarter mile away. For schools, LiveBy's assignment query names Marana Unified's Ironwood Elementary, Tortolita Middle and Mountain View High; confirm the assignment for a specific address with the district.
