About Udall Park
Udall Park is a small corner of Tucson's east side, about 81 acres, lying directly west of Morris K. Udall Park across Sabino Canyon Road, and it is almost entirely two townhouse developments built in 1979 and 1980. The neighborhood shares its name with the park, a 158.7-acre City of Tucson park at 7290 East Tanque Verde Road, but it is a different place: this page is about the homes west of Sabino Canyon Road, not the park. Sabino Canyon Road runs along the east edge, the Pantano Wash along the west, Redbud Road and Placita de la Cienega across the north, and Corto Caravaca along the south. The City of Tucson's registered Udall Park neighborhood association, registered in April 2006, describes the same four edges; its outline, about 61 acres, lies almost entirely inside the boundary (99.95% of its area), and the remaining quarter of the ground is the Pantano Wash corridor and a utility-owned parcel beside it. Of its 34 Residential closings over the three years to October 2026, 32 were townhouses and two were detached houses. The townhouses closed around a median of $267,500, on a median 1,454 square feet at about $189 a square foot, and every one was built in 1979 or 1980. They come from two plats Pima County records a year apart. Pantano Townhomes, of 118 lots, was recorded in December 1978, and Pantano Townhomes II, of 92 lots, in October 1979; each has its own homeowners association, and both sets of streets are private. The two sell at the same rate. The 15 closings in the first plat came in around a median of $270,000 on a median 1,454 square feet, and the 17 in the second around a median of $251,900 on a median 1,312 square feet; both medians work out to about $189 a square foot, so the gap between them is floor area, not location or age. A townhouse here is priced against townhouses of its own size. Of the 34 closings, 23 had two bedrooms and 10 had three. The two detached houses sit on Pantano Ridge Estates, a plat of 28 lots of roughly half an acre recorded in May 1958, about 21 of which fall inside the boundary; two of them closed in the window. Taken together, the 34 closings came in around a median of $272,500 and an average of $289,932. The median listing went under contract in 43 days, and the record closed at 98 cents on the list dollar; seven of the 34 sold above their asking price and ten took at least one price reduction. No residential income property closed inside the boundary over the same window. These are closed sales, not homes currently for sale, and they are medians over small groups; a valuation still works from closely matched sales. Zoning follows the plats: the first townhouse plat is zoned O-3, an office zone that also allows residential use, the second R-2, and the Pantano Ridge lots RX-2. The City of Tucson's year-built layer dates 232 structures inside the boundary to a median of 1979, 212 of them from 1970 to 1989. Every interior sample point falls under City of Tucson annexation ordinance 5339, which the county layer dates to 1981, and in Ward 2. Homeowners association dues are not published here, because the figures in the listing records disagree with one another; the resale disclosure answers that for a specific unit. The Pantano Wash is the thing to understand about the west side. Pima County maps it as a channel carrying over 10,000 cubic feet per second with bank protection along this reach, under a 500-foot regulated setback. The county's copy of FEMA's flood map returns Zone AE, the 1%-annual-chance flood zone, at 13 of 89 interior sample points, every one of them on the utility parcel along the wash, and Zone X, minimal flood hazard, at the other 76; the centre point of every one of the 232 residential parcels falls in Zone X. A sample point or a parcel centre is not a flood determination for a particular property, so check the flood map for a specific address. Pima County maps every interior point inside the Davis-Monthan Air Force Base vicinity, the territory Arizona Revised Statutes section 28-8461 defines and section 28-8484 attaches a seller disclosure to; none of the base's noise-control districts or compatible-use zones reaches the boundary. The statute keys that territory to a map the State Land Department prepares rather than to a county layer, so treat the county layer as the indication and the state map as the answer for a specific parcel. All 243 official address points inside the line read ZIP code 85715. Schools are Tucson Unified throughout. Pima County's attendance-area layer returns Hudlow Elementary, Booth-Fickett Math/Science K-8 and Sabino High at every interior sample point, and LiveBy's assignment query names the same three. Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district.
