About Verde Ranch
Verde Ranch is a neighborhood of detached houses on lots of about a fifth of an acre in the Town of Oro Valley, at the south-west corner of West Tangerine Road and North La Cañada Drive. It was laid out in a single subdivision plat of that name, which Pima County's plat layer dates to October 2003 and which covers most of the boundary; it holds 158 lots, and the county roll carries them at a median of about 0.21 acre, all zoned R1-7 on the Town's layer, plus two common areas of 20.96 and 2.48 acres held by a community association. The county's annexation layer places all of it under a Town of Oro Valley ordinance of 1994, so the plat was recorded about a decade after the Town took the ground in. Copper Ridge, to the west, and Cañada Hills, to the south, have their own pages here; Copper Creek lies across La Cañada Drive to the east. The 17 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 2005, and they closed around a median of $575,000 and about $269 a square foot, on a median of 2,314 square feet; the average was about $576,900. Sixteen of the 17 closed between $400,000 and $700,000. The median listing went under contract in about 27 days and the record closed at 98 cents on the list dollar; one sold above its asking price, eight took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 17 of them they are a reading of this record rather than a rule. On the FEMA flood map every house lot's centre point is in Zone X, and no airport overlay reaches the boundary; a wash crosses the boundary and a zone can still cross part of a lot, so confirm it for a specific address. LiveBy's assigned schools are Amphitheater Unified's Wilson K-8 and Ironwood Ridge High, and Pima County's attendance layer gives the same two at every point tested. Every one of the 160 official address points inside carries ZIP code 85737.
