
Barnes & Noble Fills Oracle Road's Empty Joann Box October 7
Tucson's fourth Barnes & Noble opens Oct. 7 at 4380 N. Oracle Rd., Suite 150, in the former Joann box at Oracle Wetmore: 16,056 sq. ft. with a cafe.
Joann's 2025 bankruptcy left a 16,000-square-foot hole beside World Market at Oracle and Wetmore. A full-format bookstore with a cafe opens there at 9 a.m. on October 7, a short drive from the chain's Tucson Mall shop.
When Joann Fabrics liquidated in 2025, more than 440 of its stores were still closing in the final weeks before the end of May, and each one left behind a large room built around a single retailer. In Tucson, one of them sits in the Oracle Wetmore Shopping Center at 4380 N. Oracle Road, next to World Market. At 9 a.m. on Wednesday, October 7, that room reopens as a Barnes & Noble.

How Long the Box Sat Empty
Joann filed for bankruptcy in mid-January 2025, its second filing in as many years, and the liquidator running the wind-down said every remaining store would close by the end of May. That puts this space dark for at least 16 months before the new tenant's opening day. The lease went to Barnes & Noble while the suite was still vacant. A room of that size is a narrow leasing market. It was one large room for a single retailer, and it waits on a tenant whose format can use roughly that much floor. A bookstore that carries toys, games, music, stationery and a cafe under one roof is that kind of tenant, and right now it belongs to a chain that is adding stores rather than closing them.
A Chain That Is Opening Stores Again
Barnes & Noble says it operates more than 725 bookstores, up from fewer than 600 in 2023, and that it plans to open 60 new stores this year. The Tucson opening shares a launch week with a new store in San Marcos, California. CEO James Daunt said the company is "delighted to be complementing our presence in the city with this beautiful new bookstore." The store manager, Bret Christopherson, has spent 21 years with the company.
That word, complementing, matters here. The company describes its existing Tucson footprint as two anchor bookstores, one on the Westside and one on the Eastside, plus a smaller shop inside Tucson Mall. KGUN 9 placed the new store south of Tucson Mall. So this is not a first bookstore for the north-central part of town. It is a full-format store, with a Barnes & Noble Café and a wider range of toys, games, vinyl, DVDs, magazines, greeting cards and stationery, opening close to a smaller one.

It is that a dark anchor box found a national tenant on a signed lease, with brokers on both sides of the deal. A vacant big box is the most visible kind of commercial vacancy a nearby resident sees, and how long one stays empty says something about how landlords and retailers read the corridor around it. One lease is one data point, not a trend, but a destination tenant with a cafe gives a center a reason for repeat visits that a dark storefront cannot.
