About Palisades Point

Palisades Point is a neighborhood of detached houses on lots of most of an acre in the Town of Oro Valley, on the south side of East Palisades Road, north-west of the Cañada del Oro Wash, laid out in a single subdivision plat of that name that Pima County's plat layer dates to November 1993, with a small 2005 Town of Oro Valley replat of three lots, two of them Palisades Point's and one Palisades South's. The plat covers about nine-tenths of the boundary. The county roll carries 70 Palisades Point lot parcels at a median of about 0.87 acre, four common areas totalling about 10.9 acres in one ownership, and four parcels outside the plat, and the Town's zoning layer maps the lots as R1-36. The county's annexation layer places the whole boundary under a 1994 Town of Oro Valley ordinance, so the plat was recorded under a Pima County project number, about a year before the Town took it in. Catalina Shadows, which has its own page here, lies north across Palisades Road, and Palisades South, a separate neighborhood, lies to the west. The 10 Residential closings over the three years to October 2026 were all detached houses, with a median build year between 1999 and 2000, and they closed around a median of $1,225,000 and about $372 a square foot, on a median of 3,122 square feet; the average was about $1,150,600. Eight of the 10 closed between $875,000 and $1,275,000. With 10 sales that is a reading of this record rather than a rule. The median listing went under contract in about 32 days and the record closed at 99 cents on the list dollar; two sold above their asking price, three took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale. On the FEMA flood map every house lot's centre point is in Zone X, shaded or unshaded, but the regulatory Zone AE reaches the boundary's south and east edges along the wash, and Pima County's 500-foot Cañada del Oro Wash and 250-foot Big Wash setbacks both reach into it; check a specific lot against all three before an offer. No airport overlay reaches it. LiveBy's assigned schools are Amphitheater Unified's Painted Sky Elementary, Coronado K-8 and Ironwood Ridge High, and Pima County's attendance layer returns the same three across the whole boundary. Every one of the 71 official address points inside carries ZIP code 85737.
