About Rams Pass
Rams Pass is a neighborhood of detached houses on small lots in the Town of Oro Valley, on the east side of North Oracle Road, laid out in a single Town of Oro Valley subdivision plat of that name that Pima County's plat layer dates to May 2005. The plat holds 86 lots, which the county roll carries at a median of about 0.11 acre, with six small common areas totalling about 2.2 acres, and it covers about three-fifths of the boundary; the rest is commercial and vacant ground along Oracle Road, part of it an abandoned stretch of the old Tucson-Florence highway. The Town's zoning layer maps the house lots as T-P, its technological park district, and the land along Oracle as C-1 commercial and as parts of the Steam Pump Ranch and La Reserve planned area developments. The county's annexation layer places every house lot under a 2003 Town of Oro Valley ordinance, so the plat was recorded after the Town took the ground in. Rams Canyon, which has its own page here, lies to the north-east, and LiveBy returns no other neighboring neighborhood at the points tested. The 16 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 2007, and they closed around a median of $420,000 and about $243 a square foot, on a median of 1,759 square feet; the average was about $411,400. Fifteen of the 16 closed between $350,000 and $450,000. Homes here sold quickly: the median listing went under contract in about 8 days, and the record closed at 100 cents on the list dollar; four sold above their asking price, two took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 16 of them they are a reading of this record rather than a rule. On the FEMA flood map every house lot's centre point is in Zone X, and no airport overlay reaches the boundary; a zone can still cross part of a lot, so confirm it for a specific address. Schools are Amphitheater Unified. LiveBy's assignment data still names Copper Creek Elementary, one of four elementary schools Amphitheater closed at the end of the 2025–26 year, so no school assignment is given here; confirm it for a specific address with the district. Every one of the 93 official address points inside carries ZIP code 85737.
