About Rancho Buena

Rancho Buena is a half-square-mile of Tucson's south side, about 323 acres, bounded by Irvington Road on the north, Country Club Road on the east, Drexel Road on the south and Tucson Boulevard on the west, and most of it is three tract subdivisions of single-storey and two-storey houses built between 1995 and 2004. All 36 of its house closings over the three years to October 2026 were detached houses, built between 1995 and 2004 to a median year of 2001, and they closed between $215,000 and $320,000 around a median of $279,500. This page has not established where the name comes from; it echoes the Rancho Reyes and La Tierra Buena plats that make up most of the ground. Pima County records Rancho Reyes, of 191 lots, in August 1994, then Rancho Reyes II, of 177 lots, and Country Club Terrace, of 108 lots and a common area, both in March 2000, and La Tierra Buena, of 207 lots, in May 2000. Older and smaller plats sit around the edges: the Arlington Heights plat of 1930, the six-lot Phyllis Addition of 1951, two N.E.C. Kino plats of 1993 and the Silverado Apartments plat of 1986. Of the 759 county parcels wholly inside the boundary, 564 are detached houses on the three tract plats, on lots of a median of about 5,360 square feet, and 108 are the manufactured-home lots of Country Club Terrace; two apartment complexes and a band of commercial and office parcels along the arterial frontages make up most of the rest. The City of Tucson's year-built layer dates the structures on 703 of the parcels from 1942 to 2007, to a median of 2001, and 676 of them to the decade from 1995 to 2004. Zoning follows the plats. All 759 parcels carry the county's TUCSON jurisdiction code; 355 are zoned R-1, the City's single-family residential zone, 111 MH-2 for manufactured housing, 125 R-3 and 65 R-2, and C-2 commercial and O-3 office zoning line parts of the arterial frontages. Interior streets include Bantam Road, Paseo La Tierra Buena, Via Galapagos, Knightsbridge Drive and Windsor Castle Lane. The house sales read best by size rather than as one number. The 36 houses closed at a median of about $226 a square foot on a median 1,235.5 square feet, and the floor plan, more than the year, divides them. The 14 houses of 1,400 square feet or more closed between $280,300 and $320,000, around a median of $297,000 on a median 1,538 square feet, at about $188 a square foot; the 22 smaller houses closed between $215,000 and $298,000, around a median of $255,000 on a median 958 square feet, at about $255 a square foot. The plats explain the split. Matched to the county's plat outlines, the 12 La Tierra Buena closings, built from 2002 to 2004, closed around a median of about $294,000 on a median 1,524.5 square feet; the 14 in Rancho Reyes, built from 1995 to 2001, around $257,500 on 958 square feet; and the 10 in Rancho Reyes II, built in 2001 and 2002, around $266,000 on 1,010.5 square feet. So a house here is priced against houses of a similar plan, and a smaller plan sells for more per foot and less in total. Taken together, the 36 houses closed around an average of $273,792. The median house listing spent 32 days on the market, and the 36 houses closed at 101 cents on the list dollar; 10 of the 36 houses closed above their asking price and 15 took at least one price reduction. Over the same three years, ten manufactured and mobile homes in the boundary closed between $195,000 and $260,000, around a median of $228,500 on a median 1,344 square feet, built from 1995 to 2008. They are a separate property type and are not in the range printed at the top of this page, which holds 31 of the 36 houses; the other five closed between $304,000 and $320,000. One more manufactured home, built in 1969, closed at $780,000, far outside any of these groups, and is left out of every figure above; with it, those are all eleven manufactured and mobile home sales in the record. These are closed sales, not homes currently for sale, and they are medians over small groups; a valuation still works from closely matched sales. The whole boundary came into the City of Tucson under one annexation ordinance, number 2014, effective in March 1960 on the county's annexation layer, not deannexed, and all of it sits in Ward 5. Four homeowners associations appear on the City of Tucson's homeowners association layer, one for each tract plat: the Rancho Reyes Homeowners' Association, the Rancho Reyes II Community Association, the La Tierra Buena Homeowners' Association and The Country Club Terrace Homeowners' Association. None of those records carries a dues figure, so this page publishes none; the title work and the resale disclosure answer that for a specific lot. No City-registered neighborhood association covers any of the interior sample points. There is no City park inside the boundary. Desert Shadows Park, a City neighborhood park at 5097 South Greenway Drive, is about a fifth of a mile from it, and CSM Martin R. "Gunny" Barreras Memorial Park, a school park at 5700 South Campbell Avenue, about half a mile; Pima County maps the Kino Veterans Memorial Sports Complex and the Julian Wash Greenway each within about 100 metres of the line. FEMA's flood map returns Zone X, an area of minimal flood hazard, at 103 of 110 interior sample points and Zone AH, a shallow-flooding hazard area, at the other seven, on panels effective in June 2011. Pima County's copy of the same map agrees point for point. The centre of every one of the 672 house and manufactured-home lots falls in Zone X, but the Zone AH area touches seven La Tierra Buena house parcels and two of its common areas, along with commercial parcels near the north-west corner. Pima County also maps regulated setbacks of 50 feet on Earp Wash and 25 feet on Desert Shadows Wash, Cañada Wash and one unnamed flow path. A setback is drawn from the mapped channel and not from a lot line, and a sample point or a lot centre is not a flood determination for any particular property, so check the flood map for a specific address. Pima County's avigation easement and disclosure layer places all 110 interior sample points inside its Tucson International Airport area, and none falls inside the Davis-Monthan Air Force Base overlays; treat the county layer as the indication, and the title work and the airport's own maps as the answer for a specific parcel. Irvington Road, Country Club Road, Drexel Road and Tucson Boulevard each check against Pima County's own street centrelines, and 740 of the 742 official address points inside the line read ZIP code 85706, the other two 85714. Sunnyside, to the west, has its own page on this site. Schools are Sunnyside Unified, and the boundary is split between two sets of attendance areas. LiveBy's attendance-area layer places every house location it was asked about, across the tract plats, in the Esperanza Elementary, Sierra K-8 and Sunnyside High areas, and Country Club Terrace in the Los Niños Elementary, Challenger Middle and Desert View High areas. Esperanza Elementary stands at 2353 East Bantam Road, just outside the west edge. Assignments are drawn by address and change, so confirm a specific address with the district.
