About Richland Heights East

Richland Heights East is a central Tucson neighborhood of about 163 acres, bounded by Prince Road on the north, Tucson Boulevard on the east, Fort Lowell Road on the south and Campbell Avenue on the west. Most of it is a single plat: Pima County records Richland Heights, 401 lots, on November 1, 1926, and that plat covers about 89% of the ground. The same plat continues west across Campbell Avenue, where the blocks are a separate neighborhood, Richland Heights West, with its own City-registered association; LiveBy assigns those blocks to Amphitheater Unified schools rather than Tucson Unified. Four later plats fill in the rest: the Richland Heights Townhouses, 28 lots recorded in 1977, the Prince Road Office Park in 1984, the nine-lot Avia Ricca in 2002 and the four-lot Iskra Fields in 2015. The City of Tucson's registered Richland Heights East neighborhood association, registered in November 1994, covers the same four streets. The median residential parcel is about 0.40 acre, and 178 of the 310 parcels inside the boundary are zoned RX-2, with R-1 on most of the rest, R-2 under the townhouses, and office and commercial zoning mostly on the Campbell Avenue frontage at the Prince Road and Fort Lowell Road corners. The City of Tucson's year-built layer dates 278 structures inside the line from 1931 to 2009, to a median of 1959; 138 of them are from the 1940s and 1950s. Of the 32 Residential closings over the three years to October 2026, 27 were detached houses and five were Richland Heights Townhouses. The houses closed around a median of $545,000, on a median 1,994 square feet at about $245 a square foot, and the listing records date them to a median of 1964. The townhouses closed around a median of $253,000, and every one is listed as built in 1978. Across all 32 the median was $472,500 and the average $502,875. Here the price follows the house and the lot together. Split by the lot size in the listing records, the 14 houses on 0.4 acre or more closed around a median of $645,000 and the 13 on smaller lots around $419,500, and the larger-lot houses were also the larger houses, a median 2,453 square feet against 1,616. Per square foot the two groups were close, about $253 and $239, so the difference in price is mostly a difference in floor area, which on these lots tends to come with more ground. The median listing went under contract in about 40 days and the record closed at 97 cents on the list dollar; five of the 32 sold above their asking price and 17 took at least one price reduction. No residential income property closed inside the boundary over the same window. These are closed sales, not homes currently for sale, and they are medians over small groups. The interior streets are Olsen, Jackson and Wilson avenues running north and south and Greenlee, Lind and Kleindale roads running east and west, with Richland Drive serving the townhouses and Avia Ricca Place serving the 2002 plat; the City records the streets of both of those plats as private. Pima County maps a bike route connection on Greenlee Road. The City's homeowners-association layer records two associations, one over the 1977 townhouse plat and one over the 2002 Avia Ricca plat, and none over the 1926 lots. Pima County's annexation layer puts every interior sample point under a 1959 City of Tucson ordinance, and every one is in Ward 3. Most addresses read ZIP code 85719; those on the Tucson Boulevard frontage read 85716. FEMA's flood map, on panels 04019C1689L and 04019C1693L effective June 16, 2011, shows Zone X, minimal flood hazard, across most of the neighborhood, and a Zone AE floodplain along Christmas Wash through the north-east part, about 9% of the area, where 22 parcels are centred; the county's copy of the map agrees. A mapped zone is not a flood determination for a particular property, so check the flood map for a specific address. LiveBy's assigned schools are Tucson Unified's Cragin Elementary, Doolen Middle and Catalina High, and Pima County's attendance-area layer returns the same three at every interior sample point. Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, so confirm a specific address with the district. Prince Tucson is north across Prince Road and La Madera is south-east across the Fort Lowell Road and Tucson Boulevard corner; both have their own pages here.
