About Richland Heights West

Richland Heights West is a central Tucson neighborhood of houses, townhouses and condominiums of about 162 acres, bounded by East Prince Road on the north, North Campbell Avenue on the east, East Fort Lowell Road on the south and North Mountain Avenue on the west. Most of it is one plat, Richland Heights, which Pima County's plat layer dates to November 1926 and which covers about 85% of the ring; townhouse and condominium plats of 1972 to 1989 and an office plat of 1992 sit mostly toward Fort Lowell Road and Campbell Avenue. The county roll carries 90 single-family parcels inside at a median of about 0.82 acre, most of them zoned RX-1, beside 125 condominium and townhouse units and 11 multi-unit parcels; an Amphitheater Unified school campus and office and commercial parcels zoned O-3 and C-1 take up much of the rest. The City's registered Richland Heights West neighborhood association covers all of it, and it is in Ward 3. The county's annexation layer places all of it under a 1959 City of Tucson ordinance. Richland Heights East across Campbell Avenue, Mountain View across Mountain Avenue, Campus Farm across Prince Road and Hedrick Acres across Fort Lowell Road have their own pages here. The 22 Residential closings over the three years to October 2026 closed around a median of about $206,000 and about $200 a square foot, on a median of about 1,000 square feet, built to a 1973 median; the average was about $368,500. The record mixes small attached homes with large houses on big lots, so the median and the average sit far apart and neither describes a typical house. Eighteen of the 22 closed between $125,000 and $675,000. The median listing went under contract in about 44 days and the record closed at 98 cents on the list dollar; five sold above their asking price, 11 took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 22 of them they are a reading of this record rather than a rule. On the FEMA flood map 95 of the 101 house and multi-unit parcel centre points tested are in Zone X and six are in Zone AE, a special flood hazard area where flood insurance is generally required for a federally backed mortgage, along the North Mountain Avenue Wash, which Pima County regulates through the boundary; confirm the zone for a specific address. No airport overlay reaches the boundary. Homes are in the Amphitheater Unified School District. LiveBy's assignment data and Pima County's attendance layer both give Amphitheater Middle and Amphitheater High, but LiveBy still names Holaway Elementary, which the Amphitheater governing board voted in January 2026 to close, so no elementary school assignment is given here; confirm it for a specific address with Amphitheater Unified. All 226 official address points inside carry ZIP code 85719.
