About Rose
Rose is about 308 acres of Tucson's south side, a little under half a square mile, between Ajo Way on the north and Irvington Road on the south and between South 12th Avenue on the east and Interstate 19 on the west, and what sells inside it is one thing. Every one of its 38 closings over the last three years was a detached house, half of them built by 1960, on a grid of lots that run a little under a fifth of an acre, and they closed between $140,000 and $315,000 around a median of $247,500. All four edges check against Pima County's own street centrelines, and the City of Tucson's registered Rose neighborhood association, active since April 1999, covers the same ground: its outline measures about 311 acres against the boundary's 308, and the two agree on nearly 99% of their area. The street grid fills in between, with 13th through 19th Avenues running north to south and Michigan, Illinois, Ohio, Missouri, Kentucky, Tennessee, Columbia, Oklahoma, Pennsylvania and President Streets crossing them. Most of the ground was platted in about a dozen years. Pima County records Lamar City Acres, 81 lots, in 1947; Serrano Villa, 52 lots, in 1948; National City Annex, 122 lots, and La Mar City Acres No. 2, 44 lots, in 1949; National City No. 12, 126 lots, in 1952; the Las Casitas Addition in 1957; and Michigan Manor, 155 lots, in 1959. Many of the National City Annex lots have since been divided in halves, and the county's parcel records carry them that way. Small later plats added Casitas Serrano in 1973, La Vista Mariposa in 1984, Placita del Rio in 1991, 2006 and 2021, and a three-lot subdivision in 2024. The 744 county parcels wholly inside the boundary add up to about 208 acres, and every one carries the TUCSON jurisdiction code. The single-family parcels sit on a median lot of about 7,800 square feet. Zoning runs R-1 on 384 of them and R-2 on 273, both of which the City of Tucson calls Urban Residence zones, with C-2 on 61, O-3 on 15 and C-1 on 10; the C-1 and C-2 commercial zones line South 12th Avenue, Ajo Way and Irvington Road, and the interior blocks are residential. All 38 Residential closings recorded inside the boundary over the three years to October 2026 were detached houses; there were no condominium or townhouse closings. They closed between $140,000 and $315,000, around a median of $247,500 and an average of $243,179, at a median $199 a square foot on a median 1,228 square feet. They were built between 1948 and 2024, to a median build year between 1960 and 1961, so half of them were standing by 1960; a handful of newer houses pull the average build year up to about 1970 without changing what most of the record is. Only one closing came in under $150,000. Twenty-one closed between $150,000 and $250,000 and sixteen between $250,000 and $315,000, and nothing closed higher. Size, more than age, is what moves the price. The 29 houses with three or more bedrooms closed around a median of $249,000 on a median 1,332 square feet, and the nine with two bedrooms or fewer around $228,000 on 1,035 square feet; the two groups' median build years are 1961 and 1959. The eight houses of 1,500 square feet or more closed around a median of $282,000 but at a median of about $169 a square foot, below the record's $199, so a larger house here does not carry the smaller houses' rate per foot. The median listing went under contract in 22.5 days, and the record closed at 97 cents on the list dollar; six of the 38 closed above their asking price and 13 took at least one price reduction. Over the same three years, five residential income properties also closed inside the boundary, every one built in 2024 or 2025, between $417,000 and $425,000; they are counted separately from the houses and are not in the range at the top of this page. These are closed sales, not homes currently for sale, and they are medians over a small group; a valuation still works from closely matched sales. The whole boundary came into the City of Tucson under one annexation ordinance, number 2014, effective in March 1960, not deannexed, and all of it sits in Ward 1. No homeowners association is on the City of Tucson's or Pima County's record for any of it, and this page publishes no dues figure; the title work and the resale disclosure answer that for a specific lot. C.E. Rose PreK-8 School, a Tucson Unified campus at 710 West Michigan Street, stands inside the boundary on about nine acres of school grounds near its east side. La Mar Park, which the City of Tucson lists at 2.68 acres at 4159 South Elizabeth Drive, is in the north-west part of the neighborhood, and the Rodeo Wash Greenway runs along the wash across the northern half: a paved shared-use path, eight feet wide and open to walkers and cyclists, for about six-tenths of a mile inside the boundary, on the Rodeo Wash Greenway II parkland the City lists at 621 West Columbia Street. Interstate 19 runs the full length of the west side, with its Ajo Way and Irvington Road interchanges at the two western corners. 758 of the 775 official address points inside the line read ZIP code 85714; 17 read 85713. Pima County maps a 75-foot regulated setback along Rodeo Wash, records earthen banks along it, and maps a 50-foot setback on the Irvington (Michigan) Wash and 25-foot setbacks on Irvington Road drainage and several unnamed flow paths. FEMA's flood map returns Zone X at 118 of 121 interior sample points and Zone AE, a special flood hazard area with base flood elevations, at three. A setback is drawn from the mapped channel and not from a lot line, and a sample point is not a flood determination for any particular property, so check the flood map for a specific address. All 121 sample points fall inside the Tucson Airport Authority's mapped avigation easement and disclosure area for Tucson International Airport, and none inside the Davis-Monthan Air Force Base vicinity. Schools are Tucson Unified throughout. Pima County's attendance-area layer returns the same three campuses at every interior sample point, C.E. Rose PreK-8, Utterback Middle and Pueblo High, and LiveBy's assignment query names the same three. Assignments are drawn by address and change, so confirm a specific address with the district.
