About Rosemont East
Rosemont East is a small central Tucson neighborhood of about 40 acres, almost all of it three planned subdivisions recorded in the 1990s as part of the Williams Centre development. It is bounded by Rosemont Boulevard on the west and 16th Street on the south; its north and east sides follow plat lines against the rest of Williams Centre rather than streets. Pima County records Presidio at Williams Centre, 153 lots, and Haciendas at Williams Centre, 50 lots, both on June 18, 1996, and Williams Centre Block 24, 47 lots, on October 7, 1997; together those three plats cover about 88% of the ground, and the county roll shows about 250 homes on them. Every one of the 270 parcels inside the boundary is zoned PAD-1, a planned area development, and the City records the streets of all three plats as private. The City of Tucson's registered Rosemont East neighborhood association, registered in August 2006, covers essentially the same ground; Rosemont West, a separate 1950s neighborhood with its own association and its own page here, is across Rosemont Boulevard. All 30 Residential closings over the three years to October 2026 were detached houses, listed as built to a median of 1998; no condominium or townhouse closed inside the boundary. They closed around a median of $350,000, on a median 1,537 square feet at about $226 a square foot, and the average was about $373,500. Twenty-five of the 30 closed in the $300K to $400K band, and the five that closed higher were all in Haciendas at Williams Centre. Here the price follows the plat. The 19 closings in Presidio at Williams Centre, where the median lot is about 0.08 acre, closed around a median of $345,000 on a median 1,524 square feet; the six in Williams Centre Block 24, on lots of about 0.12 acre, around $358,000 on 1,582 square feet; and the five in Haciendas at Williams Centre, on lots of about 0.16 acre, around $530,500 on 2,315 square feet. Per square foot the three were close, about $226, $241 and $222, so the difference in price is mostly a difference in house size, which here comes with the larger lots. The median listing went under contract in about 48 days and the record closed at 98 cents on the list dollar; two of the 30 sold above their asking price and 12 took at least one price reduction. No residential income property closed inside the boundary over the same window. These are closed sales, not homes currently for sale, and they are medians over small groups. The interior streets are Calle Vista de Colores and Timrod Street in Presidio, Circulo Las Cabanas in Block 24, and Via de los Campos, Via de los Rosales and Calle Las Lilas in Haciendas. The City's homeowners-association layer records a separate association over each of the three plats, and each holds its own common areas on the county roll. Pima County's annexation layer puts the ring under a 1956 City of Tucson ordinance, the only one that intersects it, and it sits in Ward 6. All 254 official address points read ZIP code 85711. FEMA's flood map, on panels 04019C2282L and 04019C2284L effective June 16, 2011, shows Zone X, minimal flood hazard, across the whole neighborhood, and the county's copy agrees; a mapped zone is not a flood determination for a particular property, so check the flood map for a specific address. LiveBy's assigned schools are Tucson Unified's Bonillas Elementary, Alice Vail Middle and Rincon High, and they are the only three attendance areas Pima County's layer intersects the boundary with; Alice Vail Middle School is about 105 metres south of the boundary, across 16th Street. Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, so confirm a specific address with the district.
