About Samos
Samos is a half-mile square of north-central Tucson, about 168 acres, bounded by Glenn Street on the north, Campbell Avenue on the east, Grant Road on the south and Mountain Avenue on the west, and it is detached houses throughout, with a private high-school campus filling its north-west corner. All 37 of its Residential closings over the three years to October 2026 were detached houses, built between 1933 and 1975 to a median year of 1951, and they closed between $251,000 and $790,000 around a median of $369,000; no condominium, townhouse or manufactured home closed. Inside the four edges, Water, Spring, Silver, Copper and Mitchell Streets run east to west and Vine, Cherry, Highland, Warren and Martin Avenues run north to south. The neighborhood takes its name from the Samos Subdivision Amended, a 35-lot plat Pima County records in December 1928, and Copper Street divides it into two halves that differ in plat, zoning, annexation date and school district. South of Copper Street the ground is the northern part of the Jefferson Park Addition, a 535-lot plat recorded in December 1922 that continues south across Grant Road into the Jefferson Park neighborhood, which has its own page on this site; a small piece of the 1925 Monterey Addition reaches the Grant Road frontage. That southern half came into the City of Tucson under annexation ordinance 824, which the county layer dates to 1938, with the Monterey corner under ordinance 1023 in 1945, and it holds all 291 of the boundary's R-1 parcels, the City's single-family zone. North of Copper Street the eastern part is the Samos plat, zoned R-2 on 97 of its parcels, and the western part is the 33.6-acre campus of Salpointe Catholic High School at 1545 East Copper Street, a private school on a parcel the county roll lists under the Society of Mount Carmel, zoned PAD-17. The school's own history says it opened in September 1950 on land the Diocese of Tucson had bought in the Florence Addition in 1940, and that the Carmelites took over its administration in 1953. The northern half came into the City under ordinance 1356, dated 1953. Two small plats have been recorded since, Martin Avenue Homes, of four lots, in 2017, and Casas Martin, of three, in 2023. Across the whole boundary, all 445 county parcels carry the county's TUCSON jurisdiction code: 291 are zoned R-1, 128 R-2 and 25 C-1, the commercial zoning lining parts of Campbell Avenue and Grant Road. The City of Tucson's year-built layer dates the structures on 434 parcels from 1926 to 2007, to a median of 1951, with 132 from the 1940s and 160 from the 1950s. The sales record is one group, and size sorts it. The 37 houses closed at a median of about $281 a square foot on a median 1,272 square feet. The 11 houses of 1,500 square feet or more closed between $369,000 and $790,000, around a median of $445,000 on a median 1,858 square feet, at about $256 a square foot; the 26 smaller houses closed between $251,000 and $427,000, around a median of $342,500 on a median 1,148 square feet, at about $298 a square foot; and both groups were built around 1950. So a larger house here costs more in total and less per square foot, and a house is best priced against houses of its own size rather than against the neighborhood's median. Across all 37, the average was $389,019, the median listing went under contract in 19 days, and the record closed at 98 cents on the list dollar; seven closed above their asking price and 10 took at least one price reduction. Over the same three years one residential income property also closed inside the boundary; it is counted separately from the houses. These are closed sales, not homes currently for sale, and they are medians over small groups; a valuation still works from closely matched sales. Copper Street divides the closings as well: 30 of the 37 were south of it and seven north, and the two halves closed around nearly the same median, so on this record the line between the two halves does not show in price. The whole boundary sits in Ward 3. The City of Tucson's registered Samos neighborhood association, registered in March 2001, covers the same ground: its outline measures about 169 acres against the boundary's 168, and the two agree on more than 99% of their area. No homeowners association is recorded against any of the plats on the City of Tucson's homeowners association layer, and no record consulted carries a dues figure, so this page publishes none; the title work answers that for a specific lot. Grant and Campbell Park, a half-acre City mini park with benches and picnic tables at 1801 East Grant Road, is inside the boundary; Mitchell Park, Conner Park and Tahoe Park are within a little over half a mile of it. FEMA's flood map returns Zone X, an area of minimal flood hazard, at all 121 interior sample points. Pima County maps regulated setbacks of 50 and 25 feet on reaches of the Mountain Avenue Wash and on small unnamed flow paths; a setback is drawn from the mapped channel and not from a lot line, and a sample point is not a flood determination for any particular property, so check the flood map for a specific address. None of Pima County's airport overlay layers reaches the boundary, the Davis-Monthan Air Force Base vicinity included. All 514 official address points inside the line read ZIP code 85719. Mountain First Avenue, the half-mile square west across Mountain Avenue, and Hedrick Acres, north across Glenn Street, have their own pages on this site. Schools split on Copper Street. LiveBy's assignment query names Tucson Unified's Blenman Elementary, Doolen Middle and Catalina High and Amphitheater's Amphitheater Middle and Amphitheater High. It also names Holaway Elementary, which the Amphitheater governing board voted in January 2026 to close at the end of the 2025–26 school year, so no Amphitheater elementary school is named here. Assignments are drawn by address and change, so confirm a specific address with the district.
