About Campbell-Grant
Campbell-Grant is a central Tucson neighborhood of detached houses of about 163 acres, bounded by East Glenn Street on the north, North Tucson Boulevard on the east, East Grant Road on the south and North Campbell Avenue on the west. It is made up of eleven small subdivisions that lie wholly inside it, which Pima County's plat layer dates from Olive Park in March 1923 to Ridgeview Estates in March 1978, most of them recorded between 1936 and 1953; North Campbell Estates, of January 1949, is the largest. The county roll carries 363 single-family parcels inside at a median of about 0.21 acre, most of them zoned R-1 and some R-2, with office and commercial lots along Campbell Avenue and Grant Road. The City's registered Campbell-Grant Northeast neighborhood association covers almost exactly the same ground, it is in Ward 3, and Conner Park, a small City park, sits inside. The county's annexation layer places all of it under two City of Tucson ordinances of 1953. Shaheen Estates to the north, Country Glenn to the east, Catalina Vista to the south and Samos to the west have their own pages here. The 29 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 1951, and they closed around a median of $390,000 and about $270 a square foot, on a median of 1,473 square feet; the average was about $431,500. Twenty-five of the 29 closed between $275,000 and $625,000. The median listing went under contract in about 32 days and the record closed at 100 cents on the list dollar; seven sold above their asking price and seven took at least one price reduction. Over the same window one residential income property closed inside the boundary as well; it is not part of these figures. These are closed sales, not homes currently for sale, and with 29 of them they are a reading of this record rather than a rule. On the FEMA flood map Zone AE takes in about one in six home parcel centre points and the rest are in Zone X, and Pima County's regulated-wash layer carries a named wash and two smaller ones through the boundary, so confirm the zone for a specific address; no airport overlay reaches the boundary. LiveBy's assigned schools are Tucson Unified's Cragin Elementary, Doolen Middle and Catalina High, and Pima County's attendance layer gives the same three at every home parcel tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Of the 521 official address points inside, 504 carry ZIP code 85719 and the rest 85716.
