About Country Glenn

Country Glenn is a quarter-section of north-central Tucson, about 160 acres, bounded by Glenn Street on the north, Country Club Road on the east, Grant Road on the south and Tucson Boulevard on the west, and it is almost entirely detached houses built in the 1940s and 1950s. Of its 36 Residential closings over the three years to October 2026, 33 were detached houses, built between 1940 and 1994 to a median year of 1951, and they closed between $100,500 and $555,000 around a median of $380,000; one was a condominium and two were townhouses. Inside the four edges, Sylvia Street, Towner Street, Copper Street and Silver Street run east to west, with Treat, Forgeus and Bentley Avenues running north to south, and Chula Vista, Cushman and Loretta Drives curving through the eastern blocks. The City of Tucson's registered Country Glenn neighborhood association, registered in November 2000, covers the same ground: its outline measures about 161 acres against the boundary's 160, and the two agree on more than 99% of their area. The ground was platted in two halves, and the line between them still shows. Pima County records the Grant Road Park plat in November 1936 and Grant Road Park No. 2, of 40 lots, in April 1937 on the western half; on the eastern half, Loretta Heights, of 21 lots, in April 1945, the Chula Vista Addition, of 32 lots, in October 1945, and Casa Solariega, of 110 lots, in April 1947. Smaller plats followed: Snyder, of three lots, in 1956, Vista Noreste, a townhouse plat of eight lots, in 1979, the Arcadia Condominiums in 1981, Towner Lane in 1985, Forgeus Spring, of five lots, in 1998, and a three-lot split on Grant Road Park ground in 2025. Zoning follows the two halves. All 517 county parcels wholly inside the boundary carry the county's TUCSON jurisdiction code; 301 of them are zoned R-2, the City's residential zone that also allows attached and multi-unit housing, and 169 R-1, the single-family zone. The two Grant Road Park plats, with 266 parcels between them, are R-2 on 242 of them, while 167 of the 210 parcels on the three eastern plats are R-1. C-1 and C-2 commercial and O-3 office zoning line parts of the Grant Road and Country Club Road frontages. The City of Tucson's year-built layer dates the structures on 504 of the parcels from 1920 to 2009, to a median of 1952: 137 from the 1940s and 241 from the 1950s. The sales record follows the same line, and size is what drives it. The 16 houses that closed on the two Grant Road Park plats did so around a median of $296,500, on a median of about 1,070 square feet, at about $284 a square foot; the 17 houses on the three eastern plats closed around a median of $389,000, on a median of about 1,620 square feet, at about $239 a square foot. Both groups were built around the same years, to medians of 1951 and 1948, so the gap is house size rather than age. LiveBy's size cut says the same thing across the whole boundary: the 15 houses of 1,500 square feet or more closed between $349,000 and $555,000 around a median of $413,000, at about $225 a square foot, and the 18 smaller ones between $100,500 and $428,000 around a median of $292,000, at about $289 a square foot. A smaller house here sells for more per square foot and less in total, so price it against houses of its own size. Taken together, the 36 closed around a median of $361,000 and an average of $346,525. The median listing went under contract in 9.5 days, and the record closed at 99 cents on the list dollar; 10 of the 36 closed above their asking price and 7 took at least one price reduction. The range printed at the top of this page holds 29 of the 36 closings; the other seven closed below $275,000. Over the same three years, five residential income properties also closed inside the boundary, between $390,000 and $615,000 around a median of $425,000; they are counted separately from the houses and are not in the range at the top of this page. These are closed sales, not homes currently for sale, and they are medians over small groups; a valuation still works from closely matched sales. The whole boundary came into the City of Tucson under one annexation ordinance, number 1895, which the county and City annexation layers both date to 1959, not deannexed, and all of it sits in Ward 3. The City of Tucson's homeowners association layer records one association inside the boundary; none of the records consulted carries a dues figure, so this page publishes none, and the title work and the resale disclosure answer that for a specific lot. Southern Arizona Community Academy, a charter high school, stands at 2470 North Tucson Boulevard, and a Tucson Fire Department station at 2835 East Grant Road. There is no City park inside the boundary. La Madera Park, a 5.8-acre City park at 2700 East La Madera Drive, Conner Park at 2200 East Glenn Street and the Doolen Middle School grounds on Country Club Road are all within a little over half a mile of it. FEMA's flood map returns Zone X, an area of minimal flood hazard, at all 121 interior sample points. Pima County maps a regulated setback of 50 feet on the Wilson Avenue Wash and on one unnamed flow path, and of 25 feet on another. A setback is drawn from the mapped channel and not from a lot line, and a sample point is not a flood determination for any particular property, so check the flood map for a specific address. Pima County maps 45 of the 121 interior points, across the southern and eastern blocks, inside the Davis-Monthan Air Force Base vicinity, the territory Arizona Revised Statutes section 28-8461 defines and section 28-8484 attaches a seller disclosure to; the statute keys that territory to a map the State Land Department prepares rather than to a county layer, so treat the county layer as the indication and the state map as the answer for a specific parcel. Glenn Street, Country Club Road, Grant Road and Tucson Boulevard each check against Pima County's own street centrelines, and all 681 official address points inside the line read ZIP code 85716. La Madera, Doolen-Fruitvale and Blenman-Elm, the neighborhoods north across Glenn Street, east across Country Club Road and south across Grant Road, each have their own page on this site. Schools are Tucson Unified throughout, with the elementary assignment split. LiveBy's assignment query names Cragin Elementary, Blenman Elementary, Doolen Middle and Catalina High, so the elementary school depends on the address. Tucson Unified said in October 2026 that it was weighing closing or consolidating up to ten schools, with a board vote scheduled for December 2026, and had not yet named them. Assignments are drawn by address and change, so confirm a specific address with the district.
