About Shaheen Estates

Shaheen Estates is a central Tucson neighborhood of about 160 acres, bounded by Fort Lowell Road on the north, Tucson Boulevard on the east, Glenn Street on the south and Campbell Avenue on the west. It takes its name from one plat: Pima County records Shaheen Estates, 150 lots, on November 7, 1956, and that plat covers about a quarter of the ground, in the southern half of the square. The largest single plat is older: Campbell Ave. Acres, 63 lots recorded on January 8, 1935, covers about 40% of the neighborhood, all of it in the northern half. Smaller plats fill in the rest: the 14-lot Madson Manor in 1961, the Tucson North Townhome Apartments in 1972, Casas de Abril and Casas de Ollar in 1973 and 1974, the Olsen Estates Condominium in 1986, a five-lot plat in 1991, the 18-unit Olsen Condominiums in 2004, and Campbell Plaza, nine commercial lots along the Campbell Avenue frontage, in 2020. Of the 406 parcels inside the boundary, 247 are zoned R-1, 73 R-3 and 62 R-2, with C-1 and office zoning on the Campbell Avenue and Fort Lowell Road frontages. Cragin Elementary School stands inside the boundary, on a parcel of about nine acres at 2945 North Tucson Boulevard. The City of Tucson's year-built layer dates 389 structures inside the line from 1935 to 2006, to a median of 1964; 111 of them are from the 1950s and 115 from the 1970s. Of the 31 Residential closings over the three years to October 2026, 19 were detached houses and 12 were townhouse and condominium units. The houses closed around a median of $406,000, on a median 1,638 square feet at about $256 a square foot, and the listing records date them to a median of 1961. Across all 31 the median was $335,000 and the average about $328,000. Here the price follows the plat, and the plat follows the size of the house. Placed by their coordinates on the county's plat map, the nine houses that closed on the 1956 Shaheen Estates plat sold around a median of $450,000, on a median 1,935 square feet at about $244 a square foot. The other ten houses, on the older and smaller plats, closed around a median of $332,500, on a median 1,188 square feet at about $280 a square foot. The Shaheen Estates houses cost more in total and less per square foot, so the gap between the two groups is mostly floor area. Nine of the attached closings were in the 1972 Tucson North Townhome Apartments, around a median of $195,000; the other three were on two later condominium and townhouse plats. The median listing went under contract in about a month and the record closed at 98 cents on the list dollar; eight of the 31 sold above their asking price and ten took at least one price reduction. No residential income property closed inside the boundary over the same window. These are closed sales, not homes currently for sale, and they are medians over small groups. The interior streets include Olsen, Wilson and Jackson avenues running north and south and Hedrick and Blacklidge drives running east and west. The City's homeowners-association layer records two associations, over the 1972 townhome plat and the 2004 condominium plat, and none over the house lots. Pima County's annexation layer puts 116 of 121 interior sample points under a 1959 City of Tucson ordinance and the other five under one from 1953, and every one is in Ward 3. Of 376 official address points, 367 read ZIP code 85719 and nine read 85716, most of them on the Tucson Boulevard frontage. Flood exposure is the thing to check first here. FEMA's flood map, on panels 04019C1689L and 04019C1693L effective June 16, 2011, places about 43% of the neighborhood in Zone AE, a regulated floodplain along the Wilson Avenue Wash, and the rest in Zone X, minimal flood hazard; the county's copy of the map agrees. Of the 406 parcels inside the boundary, 220 are centred in the Zone AE area. A mapped zone is not a flood determination for a particular property, so check the flood map and the insurance requirement for a specific address. LiveBy's assigned schools are Tucson Unified's Cragin Elementary, Doolen Middle and Catalina High, and Pima County's attendance-area layer returns the same three at every interior sample point. Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, so confirm a specific address with the district. Hedrick Acres is west across Campbell Avenue and La Madera is east across Tucson Boulevard; both have their own pages here.
