About Santa Cruz Southwest
Santa Cruz Southwest is a west-side Tucson neighborhood of houses and townhouses, with two manufactured-home parks, of about 607 acres on the west bank of the Santa Cruz River. Its boundary runs south from West Silverlake Road along South Mission Road to West Ajo Way, with a lobe south of Ajo Way at the south-west corner, and the river corridor forms most of its eastern side. Its houses stand on plats from 1933 to 1970 — the Probasco Addition, which Pima County's plat layer dates to 1933, with a second plat in 1946, Freedom Homes of 1948 and 1952, the San Xavier Addition of 1950 and Kennedy Park Estates of 1970 — beside a 1980 townhouse plat and manufactured-home parks platted in 1971 and 1983. The county roll carries 301 single-family parcels inside at a median of about 0.21 acre, mostly zoned R-1, beside 153 manufactured-home parcels, nearly all zoned MH-1, 98 townhouse units and a few multi-unit parcels; much of the rest is river corridor, including parts of Pima County's Paseo de las Iglesias and Robles Pass park land, and commercial parcels along the arterials. The City's registered Santa Cruz Southwest neighborhood association covers all but one of its house and multi-unit parcels, and it is in Ward 1. The county's annexation layer places it under City of Tucson ordinances of 1958 and 1960; three parcels at the south-west tip, one of them a house, are in unincorporated Pima County. Westside Development, across Mission Road to the west, has its own page here, and A Mountain is the nearest page to the north. The 23 Residential closings over the three years to October 2026 closed around a median of $235,000 and $200 a square foot, on a median of 1,231 square feet, built to a 1981 median; the average was about $262,200. Nineteen of the 23 closed between $125,000 and $325,000. The median listing went under contract in 45 days and the record closed at 99 cents on the list dollar; six sold above their asking price and six took at least one price reduction. Eighteen manufactured-home sales and three residential income closings over the same three years are not part of these figures. These are closed sales, not homes currently for sale, and with 23 of them they are a reading of this record rather than a rule. On the FEMA flood map 23 of the 308 house and multi-unit parcel centre points tested are in Zone AE and one in Zone A, special flood hazard areas where flood insurance is generally required for a federally backed mortgage, and seven more are in shaded Zone X; the rest are in Zone X. Pima County regulates the Santa Cruz River, with a 500-foot setback, and the San Juan Wash through the boundary, so confirm the zone for a specific address. The whole boundary lies inside the Tucson Airport Authority's avigation and disclosure area. Schools are Tucson Unified, and the boundary is split between several attendance areas: Pima County's layer gives Oyama Elementary, Valencia Middle and Cholla High at 135 of the 308 house and multi-unit parcel centre points, Lynn-Urquides Elementary and Valencia Middle with Cholla High at 78 and with Pueblo High at 75, and Tolson Elementary, Mansfeld Middle and Cholla High at 20, and LiveBy's assignment data for the boundary names these schools among others; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Of the 595 official address points inside, 507 carry ZIP code 85713 and 88 carry 85746.
