About Civano

Civano is one of Tucson's most architecturally and environmentally distinctive master-planned communities — a New Urbanist neighborhood on the city's southeast side near Houghton and Drexel Roads, roughly 15 miles from downtown Tucson. Conceived in the 1990s from an earlier "Tucson Solar Village" concept and codified around the 1995 IMPACT System (the Civano Integrated Method of Performance and Cost Tracking), Civano held its grand opening on April 16, 1999 as one of the first large U.S. communities to pair New Urbanist town planning with aggressive energy- and water-efficiency targets — homes were built to use roughly 50% less energy than the 1995 Tucson model energy code and about 65% less potable water. The result is a walkable, mixed-use layout of narrow tree-lined streets, rear alleys, deep front porches, and pocket parks organized around a one-acre neighborhood center.
