Sierra Morado is a master-planned community of roughly 1,262 homes on Tucson's southeast side, laid out off South Houghton Road between Bilby and Drexel Roads as the later neighborhoods of the Community of Civano master plan, below the western foothills of the Rincon Mountains. Development began in 2007 under Pulte Homes, which still releases new phases — the Cactus & Canyon and Courtyard & Skyline series — beside nearly two decades of resale inventory, so a buyer can compare a new build and an established house inside one subdivision. Homes are single- and two-story production plans behind stucco desert-contemporary elevations, with floor plans across the series running from about 1,276 to more than 4,000 square feet and most carrying two- or three-car attached garages; the builder markets the current Courtyard & Skyline homes with a standard solar panel system. The site plan is organized around open space: more than 200 acres of the property is held as undisturbed natural desert, with 13 parks — four large enough for full playground equipment, the rest pocket parks worked into the street grid — a four-mile integrated trail system, and roughly 50 acres of common area carrying playgrounds, picnic areas and barbecue grills. At the center, on South Metropolitan Drive, a roughly 5,000-square-foot community center with a kitchen and meeting rooms sits beside a community pool with a beach entry, a lap pool, and outdoor seating and lounge space. Saguaro National Park East and the Rincon Mountain foothills are minutes east, and the Houghton Road corridor carries everyday retail north toward Irvington and Golf Links Roads. Southeast-side employment is close in: Davis-Monthan Air Force Base, the Raytheon/RTX plant beside Tucson International Airport, the University of Arizona Tech Park at Rita Road and the Aerospace Parkway corridor are each roughly a 15- to 25-minute drive, Interstate 10 is reached at the Houghton Road and Rita Road interchanges, and downtown Tucson is about 15 miles northwest. Homes are served by the Vail Unified School District. Homes have historically traded from about $280,000 to $560,000. The association does not publish a community-wide assessment, so confirm current dues and the CC&Rs on a specific parcel before writing an offer.
