Sky Ranch is a gated community of roughly 340 homes in the Town of Marana, on the northwest side of metropolitan Tucson, where two very different lot patterns sit behind one gate. Most of it is compact 0.13- to 0.28-acre homesites with a 0.18-acre median, while Adobe Ranch Place and the north end of Adobe Village Place carry 0.37- to 0.45-acre parcels — and that split is what the price spread is measuring: the last 48 closings ran from $430,000 to $1,070,000, and the six large-lot sales among them ran from $775,000 to $1,070,000. Listing agents describe that larger-lot section as "The Adobes," an enclave they put at 26 homes built in Territorial style with thick mud-adobe walls by a Tucson designer-builder; Cutshaw Yeager is named as builder across the custom and semi-custom homes elsewhere in the community. Every closing here files under ZIP 85658, and the street names run to one suffix — Adobe Ranch, Adobe Village, Cloud Ranch, Crystal Ranch, Golden Ranch, Moon Ranch, Post Ranch, Sonoma Ranch, Summer Ranch, Summit Ranch, Vista Ranch and Windsor Ranch Place — with several ending in cul-de-sacs against open desert. Building ran from 2006 through 2013, with 21 of the last 48 closings dating to 2006 alone, and custom homes were still being finished as recently as 2018 and 2021. All 48 were detached single-family houses: one- and two-story stucco elevations in Southwest and Territorial styling with flat parapet roofs, deep covered porches, walled entry courtyards and exposed wood beams. Across those 48 closings the average was near $638,000 and the median $602,000; eleven cleared $700,000, which is why the published range carries a plus rather than a ceiling. The homeowners association is mandatory, but the closing record disagrees with itself about the dues: assessments appear anywhere from roughly $11 to $200 a month, with the same address recorded in two different tiers in two different years. Confirm current dues, what they cover, and the recorded CC&Rs on a specific parcel before writing an offer.
