Tangerine Crossing is a gated subdivision of roughly 430 single-family homes on the north side of Tangerine Road in the Town of Marana, in the 85658 ZIP code at the northwest edge of metropolitan Tucson. It was built out in one continuous run between 2007 and 2014 — the last 42 closings spread across all eight of those years with none of them dominating — by production builders including Maracay, Meritage and Richmond American, so the plans, setbacks and streetscape stay consistent from one block to the next. The stock is detached single-story and two-story housing on plans running from about 1,600 to 4,140 square feet, with a median close near 2,680, generally three to six bedrooms and two to four baths; 30 of those last 42 closings carried a three-car garage. Homesites run from about 0.14 to 0.32 acres and cluster near 0.18, and the lots along the perimeter back to open space, which is where the Catalina Mountain views east and Tortolita Mountain views north come from. Homes are served by the Marana Unified School District, with Ironwood Elementary, Tortolita Middle and Mountain View High returned as the assigned schools; confirm attendance by address. Most closings that record an amount report about $79 a quarter for the community association, while the separately governed Tangerine North enclave at the north end carries its own higher assessment — so confirm current dues, what they cover, and the recorded CC&Rs on a specific parcel before writing an offer.
