About Suffolk Hills

Suffolk Hills is a neighborhood of detached houses on lots of most of an acre in the Town of Oro Valley, south of East Magee Road between North Oracle Road on the west and North First Avenue on the east. It was laid out in four Suffolk Hills subdivision plats that Pima County's plat layer dates from July 1958 to August 1960, recorded under the county more than four decades before the Town took the ground in; together they cover about four-fifths of the boundary, and the county roll carries 206 parcels on them at a median of about 0.92 acre, most zoned R1-36 on the Town's layer. Two commercial plats sit at the corner of Oracle and Magee roads, and an 18-acre parcel zoned R1-144 lies along Magee Road. The county's annexation layer places all of it under a single Town of Oro Valley ordinance of 2003. Rancho Catalina, which has its own page here, lies to the north across Magee Road; Cobo Catalina Hills and Westward Look, separate neighborhoods, lie to the east and south. The 11 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 1963, and they closed around a median of $565,000 and about $236 a square foot, on a median of 2,338 square feet; the average was about $548,300. Nine of the 11 closed between $375,000 and $675,000. The median listing went under contract in about 50 days and the record closed at 95 cents on the list dollar; one sold above its asking price, five took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 11 of them they are a reading of this record rather than a rule. On the FEMA flood map every house lot's centre point is in Zone X, and no airport overlay reaches the boundary; a zone can still cross part of a lot, so confirm it for a specific address. LiveBy's assigned schools are Amphitheater Unified's Harelson Elementary, Cross Middle and Canyon del Oro High, and Pima County's attendance layer gives the same three at every point tested. Of the 244 official address points inside, 235 carry ZIP code 85704 and nine 85718.
