About Rancho Catalina
Rancho Catalina is a neighborhood of detached houses on lots of most of an acre in the Town of Oro Valley, east of North Oracle Road and north of East Magee Road, laid out in two Rancho Catalina subdivision plats that Pima County's plat layer dates to June and August 1972, recorded under Pima County project numbers. Between them the plats hold 220 lots and cover about four-fifths of the boundary; the county roll carries 223 lot parcels at a median of about 0.82 acre, and the Town's zoning layer maps every one of them as R1-36. Along Magee Road the boundary also takes in larger unsubdivided parcels zoned R1-144, a lot of the 1931 Catalina Citrus Estates plat, and the campus that the county's schools layer marks as Immaculate Heart High School, with a few commercial and R-6 parcels near Oracle. The county's annexation layer places the house lots under three Town of Oro Valley ordinances of 1984, 1990 and 2003, so the plats were recorded more than a decade before the Town took the ground in, in stages. Verde Catalina Townhouses, which has its own page here, lies to the west; Sunnyslope, to the north, and Suffolk Hills, to the south across Magee Road, each have their own page here. The 11 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 1973, and they closed around a median of $525,000 and about $286 a square foot, on a median of 2,007 square feet; the average was about $554,000. Nine of the 11 closed between $375,000 and $775,000. With 11 sales that is a reading of this record rather than a rule. The median listing went under contract in about 44 days and the record closed at 98 cents on the list dollar; two sold above their asking price, three took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale. On the FEMA flood map every house lot's centre point is in Zone X, and no airport overlay reaches the boundary; a zone can still cross part of a lot, so confirm it for a specific address. LiveBy's assigned schools are Amphitheater Unified's Harelson Elementary, Cross Middle and Canyon del Oro High, and Pima County's attendance layer returns the same three across the whole boundary. Every one of the 235 official address points inside carries ZIP code 85704.
