About Sunnyslope

Sunnyslope is a neighborhood of townhouses and of detached houses on lots of most of an acre in the Town of Oro Valley, on the south side of West Hardy Road and the east side of North Oracle Road. It was laid out in Sunnyslope subdivision plats that Pima County's plat layer dates from January 1964 to December 1979: two county plats of 1964 and 1965 for the house lots, a 1972 county plat of 91 townhouse lots, and a 1979 resubdivision of some of the house lots filed with the Town; together they cover about nine-tenths of the boundary. The county roll carries the 91 townhouse parcels at a median of about 0.06 acre, zoned R-6 on the Town's layer, and 60 house-lot parcels at a median of about 0.84 acre, zoned R1-36, with commercial parcels along Oracle Road. The county's annexation layer places the house lots under a Town of Oro Valley ordinance of 1978 and the townhouse lots under one of 1987. Shadow Mountain Estates, to the north across Hardy Road, and Rancho Catalina, to the south, each have their own page here. The 14 Residential closings over the three years to October 2026 had a median build year of 1979, and they closed around a median of $298,750 and about $202 a square foot, on a median of 1,457.5 square feet; the average was about $406,100. Twelve of the 14 closed between $200,000 and $600,000. The median listing went under contract in about 40 days and the record closed at 97 cents on the list dollar; one sold above its asking price, six took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 14 of them they are a reading of this record rather than a rule. On the FEMA flood map every house and townhouse lot's centre point is in Zone X, and no airport overlay reaches the boundary; a zone can still cross part of a lot, so confirm it for a specific address. LiveBy's assigned schools are Amphitheater Unified's Harelson Elementary, Cross Middle and Canyon del Oro High, and Pima County's attendance layer gives the same three at every point tested. Every one of the 154 official address points inside carries ZIP code 85704.
