About Shadow Mountain Estates
Shadow Mountain Estates is a neighborhood of houses on lots of most of an acre in the Town of Oro Valley, between West Calle Concordia on the north and West Hardy Road on the south, with North Calle Buena Vista along the west side. It was laid out in two subdivision plats of that name that Pima County's plat layer dates to April 1959 and June 1960, recorded under county project numbers before the Town existed; together they hold 176 lots and cover about five-sixths of the boundary, and the county roll carries 239 parcels on them at a median of about 0.87 acre, most zoned R1-36 on the Town's layer. A 1973 townhouse plat, Vista del Oro Townhouses, adds 30 small parcels, and a 1984 commercial block on the Oracle Square plat takes up another corner. The county's annexation layer places most of the house lots inside the Town from 1974, the year it incorporated, and the rest from 1978 and 1984. Linda Vista Citrus and Campo Bello, separate neighborhoods, lie to the north and west, and Sunnyslope, which has its own page here, to the south. The 18 Residential closings over the three years to October 2026 had a median build year between 1969 and 1970, and they closed around a median of $513,750 and about $269 a square foot, on a median of 1,798.5 square feet; the average was about $496,400. Fifteen of the 18 closed between $300,000 and $700,000. The median listing went under contract in about 38 days and the record closed at 99 cents on the list dollar; three sold above their asking price, seven took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 18 of them they are a reading of this record rather than a rule. On the FEMA flood map every house lot's centre point is in Zone X, and no airport overlay reaches the boundary; a zone can still cross part of a lot, so confirm it for a specific address. LiveBy's assigned schools are Amphitheater Unified's Mesa Verde and Harelson elementary schools, Cross Middle and Canyon del Oro High; Pima County's attendance layer splits the elementary assignment between Mesa Verde and Harelson, so confirm it for a specific address. Every one of the 234 official address points inside carries ZIP code 85704.
