About Sunridge
Sunridge is a neighborhood of detached houses on lots of about half an acre in the north of the Town of Oro Valley, between Coyote Ridge and Rancho Vistoso. It was laid out in a single subdivision plat, Sunridge II, which Pima County's plat layer dates to April 1996 and which covers almost all of the boundary; it holds 65 lots, and the county roll carries 64 house lots on it at a median of about 0.51 acre, all zoned R1-20 on the Town's layer, plus a 2.56-acre common area the roll describes as a recreation area, held by a homeowners association. The county's annexation layer places all of it under a Town of Oro Valley ordinance of 1989, so the plat was recorded after the Town took the ground in. Coyote Ridge, to the south and east, and Rancho Vistoso, to the north, have their own pages here; Moonridge, a separate neighborhood, lies to the west. The 14 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 2000, and they closed around a median of $915,000 and about $317 a square foot, on a median of 2,867 square feet; the average was about $929,500. Twelve of the 14 closed between $725,000 and $1,075,000. The median listing went under contract in about 33 days and the record closed at 98 cents on the list dollar; three sold above their asking price, three took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 14 of them they are a reading of this record rather than a rule. On the FEMA flood map every house lot's centre point is in Zone X, and no airport overlay reaches the boundary; a zone can still cross part of a lot, so confirm it for a specific address. LiveBy's assigned schools are Amphitheater Unified's Painted Sky Elementary, Coronado K-8 and Ironwood Ridge High, and Pima County's attendance layer gives the same three at every point tested. Every one of the 66 official address points inside carries ZIP code 85755.
