About Coyote Ridge

Coyote Ridge is a neighborhood of detached houses on lots of about an acre in the Town of Oro Valley, on the north side of West Tangerine Road, laid out in a single subdivision plat of that name that Pima County's plat layer dates to October 1996. The plat holds 109 lots at a median of about 1.2 acres, and a common area of about 17 acres is held on the county roll by the Coyote Ridge HOA; a Town of Oro Valley wash parcel along the Rancho de Oro Wash takes up much of the rest of the boundary. The Town's zoning layer maps the lots as R1-36 and, in part, as a planned area development. The county's annexation layer places the ground under two Town of Oro Valley ordinances of 1987 and 1989, so the plat was recorded after the Town took it in. Rancho Vistoso, which has its own page here, lies to the east, and Sunridge, Rancho De Oro and Tangerine Terrace, separate neighborhoods, lie to the north, west and south. The 12 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 2002, and they closed around a median of $1,528,500 and about $373 a square foot, on a median of 3,920.5 square feet; the average was about $1,454,800. Ten of the 12 closed between $1,000,000 and $1,700,000. House size is the finding, and here the price barely follows it. Split at 3,900 square feet, the six larger houses closed at a $1,531,000 median on about 4,225 square feet, roughly $353 a square foot, and the six smaller ones at $1,487,500 on about 3,490 square feet, roughly $427 a square foot, so the extra space added little to the price and the smaller houses cost far more per foot. With 12 sales that is a reading of this record rather than a rule. Across all 12, the median listing went under contract in about 32 days and the record closed at 95 cents on the list dollar; none sold above its asking price, five took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale. On the FEMA flood map every house lot's centre point is in Zone X, and no airport overlay reaches it; a zone can still cross part of a lot, so confirm it for a specific address. LiveBy's assigned schools are Amphitheater Unified's Painted Sky Elementary, Coronado K-8 and Ironwood Ridge High, and Pima County's attendance layer returns the same three across the whole boundary. All but one of the 115 official address points inside carry ZIP code 85755.
