About Swan Way Park
Swan Way Park is a quarter-section of east-central Tucson, about 160 acres, bounded by Speedway Boulevard on the north, Rosemont Boulevard on the east, Fifth Street on the south and Swan Road on the west, and it is mostly modest detached houses from the late 1940s and early 1950s. It takes its name from the small City park at its centre. Every one of its 37 closings over the three years to October 2026 was a detached house, and they closed between $226,500 and $477,000 around a median of $297,000. The City of Tucson's registered Swan Way Park neighborhood association covers the same ground, and its outline agrees with the boundary on more than 99% of their area. Inside the four arterials, First, Second, Third and Fourth Streets, Baker Street, Hawthorne Street and Rosewood Street run east to west, with Arcadia Avenue and Santa Rosa Avenue running north to south. The ground was platted in two stages. Pima County's plat layer records Speedway Tracts, eight blocks recorded in January 1924, and three plats from the 1940s: Landsdale, 10 lots, in August 1941; the Swan Addition, 10 lots, in June 1944; and the Swan Way Addition, 178 lots, in June 1946, along with a two-lot re-subdivision recorded in September 2025. The 515 county parcels wholly inside the boundary all carry the TUCSON jurisdiction code, and most of them fall in the two largest plats: 275 in Speedway Tracts, whose big 1924 blocks were divided into house lots later, and 183 in the Swan Way Addition, with 29 in Landsdale and 26 in the Swan Addition. The City's year-built layer dates the structures on 486 parcels from 1940 to 2008, to a median of 1953, and 239 of them were built in the 1950s and 105 in the 1940s. Zoning follows the edges. The City's zoning layer returns R-1 single-family residential zoning at 64 of 121 interior sample points and R-2 residential zoning at 31; C-2 commercial zoning lines the Speedway Boulevard frontage, and C-1 commercial and O-3 office zoning sit along Fifth Street and Swan Road. All 37 Residential closings recorded inside the boundary over the three years were detached houses; there were no condominium or townhouse closings. They closed around a median of $297,000 and an average of $312,458, at a median of about $229 a square foot on a median 1,350 square feet, and they were built between 1947 and 2025 to a median year of 1955. Four closed between $200,000 and $250,000; 18 between $250,000 and $300,000; seven between $300,000 and $350,000; and eight at $350,000 or more. Size is what moves the price. The 13 houses of 1,500 square feet or more closed around a median of $389,900 on a median 1,820 square feet, at about $200 a square foot, while the 24 smaller houses closed around $280,000 on 1,139 square feet, at about $254 a square foot; the larger group's median build year is 1958 and the smaller group's 1954 to 1955, so age does little to separate them. The rate per foot falls as the house gets bigger, which is why a house here is best valued against houses of its own size rather than by the neighborhood's average rate. The median listing went under contract in 24 days, and the record closed at 99 cents on the list dollar; seven of the 37 closed above their asking price and 11 took at least one price reduction. Over the same three years, three residential income properties also closed inside the boundary, between $237,500 and $480,000 and built between 1947 and 1959; they are counted separately from the houses and are not in the range at the top of this page. These are closed sales, not homes currently for sale, and they are medians over a small group; a valuation still works from closely matched sales. The whole boundary came into the City of Tucson under one annexation ordinance, number 1634, the same ordinance as Duffy east across Rosemont Boulevard, which the City's records date to the winter of 1955–56, not deannexed, and all of it sits in Ward 6. No homeowners association appears on the City of Tucson's homeowners association layer for any of it, and this page publishes no dues figure; the title work and the resale disclosure answer that for a specific lot. Swan Way Park itself, at 4800 East First Street, is a City of Tucson neighborhood park of about 2.3 acres with a playground, picnic tables, grills and turf; Highland Vista Park, Pinecrest Park and 20-30 Club Park are all within about half a mile of the boundary. The flood record is the thing to check first here. Arcadia Wash, a channel with soil-cement banks that Pima County's flood-control layer maps with a 75-foot setback, crosses the neighborhood on a diagonal, and FEMA's flood map (panel 04019C2282L, effective June 2011) places a band along it in Zone AE, a special flood hazard area: 17 of the 121 interior sample points fall inside it and the other 104 in Zone X, an area of minimal flood hazard. Forty-one of the 515 county parcels have their centre point inside Zone AE. A federally backed mortgage on a building in Zone AE requires flood insurance, and a sample point or a parcel centre is not a flood determination for any particular property, so check the flood map, and an elevation certificate where there is one, for a specific address. All 121 sample points fall inside Pima County's mapped Davis-Monthan Air Force Base vicinity, and none in its noise-control districts or its compatible-use zone. Most of the boundary is in ZIP code 85711 — 592 of the 641 county address points inside it — and the Speedway Boulevard frontage is in 85712. Schools are Tucson Unified. LiveBy's assignment query names Peter Howell Elementary on North Irving Avenue, Alice Vail Middle on East 16th Street and Rincon High on North Arcadia Avenue; Rincon High's campus sits just south across Fifth Street. Tucson Unified's board has said it will vote in December 2026 on closing or consolidating up to ten schools, and assignments are drawn by address and change, so confirm a specific address with the district.
