About Valstate

Valstate is a far-south-side Tucson neighborhood of houses of about 122 acres in ZIP 85756, bounded by Valencia Road on the north, Interstate 10 on the north-east and Swan Road on the west; on the south and south-east it meets Rancho Valencia along a line the two boundaries share exactly. It is two plats, Valstate and Valstate II, which Pima County's plat layer dates to January 2002 and January 2006. All 377 county parcels with a centre point inside carry a Valstate or Valstate II legal description, and every parcel so described in Pima County is inside this line except a City drainageway and trail parcel that lies mostly in Rancho Valencia. The roll carries 362 single-family parcels: 226 on the Valstate plat at a median of about 0.19 acre and 136 on Valstate II at about 0.08 acre. The Valstate lots are zoned R-1, except 32 house lots on the freeway side zoned C-2, and the Valstate II lots R-2; the City's zoning layer records each as a translation of the county zone in place before annexation, so confirm what a zone allows for a specific lot. The Valstate homeowners association holds nine parcels, about 6.5 acres of common area, and the City's homeowners-association layer records one Valstate Homeowners' Association covering Rancho Valencia and Valstate together; no dues figure appears in any public record consulted, so ask for the current assessment and the resale disclosure package. No City-registered neighborhood association returns on this ground; the City's neighborhood layer files all of it, with Rancho Valencia, under an unregistered neighborhood it calls Rancho Valencia. It is in Ward 5, and the county's annexation layer places all of it under a City of Tucson ordinance effective in November 2017. Rancho Valencia, to the south and south-east, has its own page here. The 24 Residential closings over the three years to October 2026, all houses, closed around a median of about $302,000 and about $179 a square foot, on a median of about 1,660 square feet, built to a median of about 2006; the average was about $315,300. Twenty of the 24 closed between $250,000 and $350,000. The median listing went under contract in about 48 days and the record closed at 99 cents on the list dollar; eight sold above their asking price, twelve took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 24 of them they are a reading of this record rather than a rule. On the FEMA flood map every house lot's centre point is in Zone X, but Zone A covers 6 of 72 interior sample points and Zone AE 2 more, in a band across the middle of the boundary; both are special flood hazard areas, the 1-percent-annual-chance floodplain where a federally backed mortgage requires flood insurance, and Zone AE carries a base flood elevation where Zone A does not. Pima County also regulates two unnamed washes through the boundary with 50-foot setbacks. A zone can cross part of a lot, so confirm it for a specific address. Pima County maps all of it inside the Tucson Airport Authority's avigation easement and disclosure area for Tucson International Airport and none of it inside the Davis-Monthan Air Force Base vicinity; whether a parcel carries a recorded avigation easement is a title question. LiveBy's assigned schools at the centre of the boundary are Sunnyside Unified's Craycroft Elementary, Billy Lane Lauffer Middle and Desert View High, and Pima County's attendance layer gives the same three at every point tested, with the district's two Gallego fine-arts magnets and STAR Academic High also returned because they draw district-wide; confirm a specific address with the district. All 379 official address points inside carry ZIP code 85756.
