About Vanderbilt Farms

Vanderbilt Farms is a neighborhood of detached houses in the Town of Marana, named for the homeowners association that holds its common areas and the street that runs through it, though the plat it sits on is recorded as Farm Field Five. It lies on the far northwest side of the Tucson area, about 70 acres bounded by Sandario Road on the west, Moore Road on the south and Clark Farms Boulevard on the north; its east side is a lot line rather than a street. Of its 27 Residential closings over the three years to October 2026, every one was a detached house, and they closed between $310,000 and $530,000 around a median of $380,000. The ground is a single plat. Pima County records Farm Field Five, of 224 lots, in October 2005, and the parcel record describes every lot as part of the amended Farm Field Five plat; all 224 county house lots inside the boundary are built on, at a median of about 7,100 square feet. The plat was recorded long before most of the houses on it: of the 27 that closed, 26 were built between 2017 and 2021, 15 of them in 2020. So the sales record here describes houses that were only a few years old when they sold, and there is no older stock to compare them with. Streets inside include Vanderbilt Farms Way, Thomas Arron Drive, Tom Henry Way, Fayes Glen Drive, Despain Drive, Honey Bell Drive, Hamlin Orange Lane, Temple Orange Lane and White Fence Way. Gladden Farms, which has its own page here, lies directly south across Moore Road, and the boundary line between the two is the same line; the plats are separate, recorded more than three years apart under different Town of Marana project numbers, and this neighborhood's common areas belong to a different homeowners association. A separate block plat recorded in 2020, also under the name Vanderbilt Farms, covers ground to the east, outside this boundary, so none of its sales are counted here despite the shared name. Price follows size, and the larger houses close lower per foot. The 15 houses of 2,000 square feet or more closed between $370,800 and $530,000, around a median of $400,000 on a median 2,219 square feet, at about $183 a square foot; the 12 smaller houses closed between $310,000 and $370,000, around a median of $356,500 on a median 1,831 square feet, at about $199 a square foot. Taken together, the 27 closed around a median of $380,000 and an average of $384,443 on a median 2,055 square feet, at about $184 a square foot. The median listing went under contract in 54 days and the record closed at 100 cents on the list dollar; eight of the 27 closed above their asking price and 12 took at least one price reduction. No residential income property closed inside the boundary in the same three years. These are closed sales, not homes currently for sale, and they are medians over small groups; a valuation still works from closely matched sales. Zoning is the Town of Marana's: every sample point inside the boundary returns SP, a specific-plan zone. Pima County's annexation layer places the whole boundary inside the Town under ordinance 1977-29, dated 1977, not deannexed. The Vanderbilt Farms Marana HOA holds the plat's common areas, about 12 acres lettered A through K, on the county parcel record. That record carries no dues figure, so this page publishes none; the title work and the resale disclosure answer that for a specific lot. FEMA's flood map returns Zone X shaded, an area of 0.2 percent annual flood chance, at every one of 117 interior sample points, and Pima County maps no regulated wash or floodway inside the boundary. A sample point is not a flood determination for any particular property, so check the flood map for a specific address. Pima County's Marana Airport influence zone covers 96 of the 117 sample points, and the airport's approach zones reach none of them. All 228 official county address points inside the line read ZIP code 85653 with a Marana mailing city. There is no public park inside the boundary on Pima County's parks layer; the Town of Marana's Ora Mae Harn District Park, at 13250 North Lon Adams Road, is about a quarter mile from its north-east corner. Schools are Marana Unified throughout. LiveBy's assignment query names Estes Elementary, Marana Middle, Marana High and Mountain View High. Assignments are drawn by address and change, so confirm a specific address with the district.
